Didn’t like the small bedroom we’d been allocated and the property was quite dated.

The breakfasts were continental and very nice. We were placed in a very small double room at the top of the house so not so comfortable. The location was good and very near the Royal Crescent.

Being on a busy main Road but that comes with being close to the centre?

The location was very convenient. Only a short stroll in to city centre with all the shops and the famous Bath Thermae Spa. The continental breakfast served with coffee in a Cafetiere.

The decor could of done with updating and minor problems with the bathroom light not working and curtain rail broken. The property is on a very busy main road though with constant traffic which made it impossible to sleep and as it was hot when I stayed closing the winter wasn’t an option.

The wooden bed frame, we kept bashing our shins on it when walking round the room.

Good location within easy walking distance of the centre and attractions. Simple but ample breakfast, cereals, cheese cooked meat, toast, croissants and fruit. Room was very small but clean and had all you needed included a tower fan, but no dressing table. Shower was okay, nice towels and toiletries.

Could have done with a handrail in the shower cubicle. The path from the gate to the front door needs resurfacing as very uneven in parts and easy to trip.

Good location. Owner and staff very friendly. Room was very clean. Bed comfortable, Fan in room. Tea/Coffee-making facility. Although at the front of the house facing a main road it was not particularly noisy, Continental breakfast was very good.

No staff around to help with the check in experience - nobody picked up my calls when I phoned them for support in locating the place. A notice in the room said to leave the towels on the bathroom floor if I wanted them changed so I did but the next day they were still there. They cancelled the breakfast included in the price the next day with no notice - I only found out because I came down early to request new towels. They returned some money to me due to the lack of breakfast which I appreciate but in all honesty I'd have preferred a meal instead as it was part of the reason why I booked the place. Because of the lack of staff nobody cleared away my used mug from the night before or supplied a new one so that I could actually brew the coffee and tea provided in the room. The only person that was somewhat available was an elderly lady who lives on the ground floor and I did not feel comfortable asking her for things. On the one occasion I did ask for fresh towels she said she'll bring me some when she got up but they never arrived. It was only when I was checking out at 10:30 am did I find she had left me some towels on the ground floor lobby. I'm not sure how I was meant to know that I were to return to collect them myself and at what time.

The room was clean and tidy and the toiletries were of good quality.

Breakfast - quality, freshness and variety; all you need for the solid food at the begining of the day. Very open and talkative landlady. The location is perfect - 13minutes from bus station; 7 minutes to city centre. Supermarket - 5 minutes walking.

Property is on main road so you hear traffic. In the hallways it has a cat wee smell (but not in rooms).

Breakfast was nice, continental. Ladirs that served breackfast were both lovely. Plenty of tea/coffee in room. Handy to have psrking on nearby streets.

Can't really complain about anything... Not much space either side of the bed! But other rooms looked more spacious. We had the small room at the top of the house.

Rita and her team made us feel so welcome. The Continental Breakfast was very generous, and served with a warm smile. The free Parking Permit was much appreciated, though arriving after 9pm we found it easier to use the adjacent Car Park (to the rear and right of the property) until the morning. Our double room on the second floor was 'cosy' but very comfortable. The location ideal - within a 7 to 10 minute walk of the heart of the City Centre. We loved staying here and look forward very much to staying again.

The only downside was finding a parking space nearby but that was obviously not down to the accommodation.

Rooms were a bit tired. Shower head not fixed. Curtain rails loose so fell off when pulled. Parking good if you get a space nearby otherwise you are driving around looking for one which can take a while

Great location walk into the city. most of the staff were lovely and helpful (especially Michelle?). Breakfast one day when full very chaotic (cold coffee) and a long wait but food was tasty. Day two was absolutely fine. Room was so small barely room to move around - not really acceptable for the price.
