Excellent location, 2 min away from the Water of Leith Walkway, 15 min walk to Princess St. Bus to the airport just outside the guest house. A little gem. Comfy room, free WiFi and copious breakfast. Brilliant friendly, helpful & professional staff.

The en suite is essentially a box in the corner of the room, rather than being more detached, but the facilities were great otherwise.

Lovely room with two double beds that was just about big enough for our family of four. Very helpful friendly staff. Delicious breakfast for a small additional charge. It was great to have some parking at the property. It's close to the centre of town.

The guesthouse spreads a welcoming flair to all guests and the host is trying to fulfil absolutely all needs of the guests. Moreover, we enjoyed a very authentic scottish breakfast :) Accessibility by bus is easy and comfortable.

David at Duthus Lodge Guest House was very friendly and helpful. The spacious rooms were well-equipped, tastefully decorated and spotlessly clean. We were able to park our car at the guest house, which was handy as parking can often be difficult on a city break.

The water pressure in the shower was very low.

The personnel in the reception were very helpful and provided us with all the advice needed for our short stay in the city. The room was very comfortable, spacious and stylish. It was quite cold the first night though. When we informed the staff about that, the heat issue was fixed the next day. The breakfast was nothing special, but it had all the essentials needed and the staff was really willing to serve us and prepare it specifically for us. The location is ideal for taking the bus to the airport or the city centre, the bus stop is just outside the place. Overall it was a great experience and I would prefer it again.

The carpet was very stained, bathroom facilities quite old and poorly maintained. Very tricky to get into the shower as it opened straight into the toilet.

Accommodations were basic, nothing special, but good enough. We had a double bed that was sufficient and bath down a short hall. I was unable to get hot water the morning we left.

We really enjoyed our stay at Duthus Lodge Guest House. Our room was clean and comfortable. Good connection to public transport but the city center is also within walking distance. Our host David was very friendly and gave us helpful tips on restaurants and he always checked, that everything was fine. We also had a kettle with a selection of coffee and tea in our room. We would definitely book again!

Mr. David was very welcoming and attentive! The room was quite big, beds were comfortable and all was clean. Location was the best, we went by foot pretty much everywhere in the city!

Everything was perfect,the check in and out is super easy, the staff is very nice and helpful, you can feel totally comfortable during your staying. The room is clean and spacious, the location is also good,you can reach many things by walk (supermarket, restaurants,attractions). Absolutely recommended!

The pillows were very flat unfortunately.

The room was lovely and David the host was very accommodating and helpful. It was great to have a little fridge in the room for drinks and snacks. There was a bus stop just next to the hotel that took us into Princes street and from there we could access everything we wanted to see. The same bus also went down to the zoo if you needed and the airport bus stopped there too.

I can't praise it enough. It is such a place that I can stay there forever. We went 4 people and rented 2 rooms. We stayed only 3 days. David, who was the manager during our stay, never left us alone. His chat is very sweet, he is a very nice person, the breakfast he prepares is really great. The rooms are very clean, each room has a small fridge, kettle, wardrobe, drawers, iron and ironing board, bathroom, toilet, tea, coffee, decaffeinated coffee, extra heater (if the heating coils are off, we turn it on at night), so there is everything for your comfort. David told us what was happening in the neighbourhood. Where to eat, what to eat, which bar to go to, he showed all his helpfulness and hospitality. We will go again in 1-2 months. We plan to stay with him again. We were very satisfied 4. The location of the hotel, outside, inside and David's sincerity is very nice. You can choose with confidence. Don't forget to have breakfast :)
