The times for breakfast were clearly explained. However, everything, including coffee/tea was cleared immediately the time fir breakfast had finished. Upon request the coffee/tea was returned to the breakfast station

Radiators in the room weren't working but an extra heater was provided. The bedside lights needed new bulbs and were wobbly to say the least. The whole place was a bit run down and needs "Perking up".

The room was large and comfortable and the hotel has space and a faded grandeur which we liked. The staff were very friendly and helpful and the food in the restaurant was very good.

Bed was a little hard for our taste, and room needs a bit of a touch up here and there, but nothing major was wrong for the amount we paid.

The room was clean and had all that we needed for an overnight stay, but the decor was a bit "tired", with paper peeling off in places and could do with a lick of paint to spruce it up a bit. It is a very old building and the pub part was fine but all the hotel areas, corridors etc could do with a bit of TLC. Ensuite was very small, but again, I appreciate that there are limitations with a building of that age. But the price was reasonable, so I wouldn't rule out staying again, if I was in the area. All of the staff members we met were lovely and friendly.

The upstairs and bedrooms are really tired and in need of a full refurbishment. We have been informed this is to happen shortly.

The bar area is beautiful as fully refurbished Staff were friendly, approachable, polite and helpful Beds very comfortable, bedding and towels of lovely quality. We recieved a full refund for one night due to issues with a room.

We did not stay in the hotel it self but small building around the back which could do with sprucing up ie windows / paint work we would stay again because price and location is perfect for me but see below about some things need looking at

I needed to stay two extra nights and I was told that I could have the same room. However, when I checked in, I was told that I had a different room for the first extra night. The internet connection was variable.

The room was large and clean. The bar was decent and the staff were excellent.

The hotel needs updating as decor, furnishings and bathrooms are very dated. Website photos of hotel and rooms give a very different impression, so we had higher expectations.The single room I was originally given (No 3) was not acceptable. The only window was locked and there was a very unpleasant smell if damp and lack of airing. Charlotte acted immediately to resolve this for me, and I'm very grateful for her kind help. The room she moved me to the following morning was great, but I've based some ratings on the original room.

Friendly and extremely helpful staff. Jade and Charlotte were excellent. Double room was spacious and comfortable. Top breakfast with lots of choice was a highlight. Restaurant on site very useful for our late check in. Lots of car parking space. Location close to Himley Park meant lovely walks just round the corner. Great location for our family visit.

Whole hotel needs a refurb. Paint peeling, large mould patches in bedroom, wall paper lifting. Lovely building but very shabby. Large spill marks in wall next to our table, window frames peeling outside.

There were cobwebs on the chandelier in the bedroom. The room could do with a make over as damp patches and also marks on the paint. Could do with a link of paint and some maintenance work. There were not any electrical sockets by the bed ie for charging phones etc. The one we did have were located in wired places like under the radiator and near door. Also we had fire alarm go off due to vaping in one room at 2.30 at night. No one seemed to know the correct procedure. Perhaps this should be highlighted upon booking into the hotel.

The staff were very friendly meals were okay. The staff go out of thier way to help.
