Bathroom was ok, but needs updating and brighter lighting.

Excellent position in the town, free parking and a lovely breakfast. Our room no 6, was on the 2nd floor and had fantastic views of the beach.

This was a cute b&b close to the beach, everything was easy access & the staff were really friendly. The English breakfast was a bonus! We used this stay to have easy access to cadair idris which was only a 25min drive away.

Although adequate for us the bathroom was small and dimly lit, a brighter light would make a huge difference.

Location was excellent & our room had amazing sea views. The room was large & airy with all facilities we needed including hair dryer, tea/coffee and kettle, table with chairs to enjoy a drink in the window. Breakfast room was large enough to accommodate our group of 6 plus other guests. Staff at Leamington House were amazing, friendly, chatty & did everything to ensure we enjoyed our stay. Breakfast was plentiful & the English breakfast was cooked beautifully. Can’t fault anything!

The clime up to the top floor. Obviously nothing can be done about that. Simply the construction of the building.

Decent breakfast. A menu and more choice would improve the experience. Very good and helpful waitress. Room standard exceeded expectations. Would definitely stay again if a lower floor room was available.

The only downfall for myself were the stairs to the room, being disabled I had to keep stopping to rest my legs

Location was great, breakfast was very nice plenty of food, and was asked if we required more which we didn't as the portions were generous. Only small thing for us was the shower was a little low and we are tall so was a bit tricky but other than that I cannot fault our stay

Location is fab for the beach and town. The breakfast was so good and the lady doing it was lovely. The owner was also quick to respond to any queries. The bed and pillows were comfy. There's is parking outside of property and directly across the road.

Paul was pleasant and helpful, nothing was too much trouble, making our stay relaxing and comfortable. Our room was at the back of the building comfortable spotlessly clean spacious and quiet. Tasty plentiful breakfast. Nice view over looking the church on the hill.Just make sure you close the window as the church clock chimes every hour and half past the hour. 😆 would highly recommend the lemmingtion, for a great stay, in a convenient position

It’s absolutely great hotel. Just few steps from the beach. Very quiet and clean. The beds also comfortable. The lady who serves breakfast very kind and friendly. The owner absolutely helpful too. We got a free parking space by the hotel and even on our leaving day they let us stay for longer. It was our second stay there and we still loved it. In addition, breakfast tastes so good. Thanks for you both!

Not the hotel's fault - we had an opportunity to go and booked last minute so were up on the top (fourth) floor. It had a lovely view but there were far too many steps for us.
