    I actually requested a room upgrade but then changed my mind & received confirmation of this before arriving. The room however had been upgraded & I was charged as such upon arrival.

    The food in the restaurant was extremely good The staff were all very friendly & professional Loved the views from the bedroom Loved the very hot water & spacious hot shower in the bathroom The bed & pillows were very comfortable

    Generally very good although some of the furniture was a bit 'tired'

    Breakfast was very good although there were a lot of supplimentary costs for some dishes which was a little disappointing as breakfast was included in the cost.

    Food outside of breakfast was massively overpriced. The wine was ridiculously expensive- a small red wine was £10! If it was more reasonable we think more people would be inclined to eat there. Th hotel would consequently improve their sales figures.

    Location, garden and views are outstanding. Breakfast staff friendly and professional. Comfortable and characteristic rooms.

    In the restaurant and lounge it wasn't very warm, but the bedroom was OK.

    The staff were lovely and the service was great. The room was very comfortable. The food was delicious.

    Our room was a bit dated. Tiles were old and the carpet in the room as well. Sound proofing isn't great. Could hear a baby awake in the room above us at 5am and the hotel being dog friendly, could hear dogs barking from a few.rooms down. Would still stay here again but I can imagine if the hotel was busier it would be quite noisy.

    The grounds of the hotel are beautiful. Minimum guests as it was an off peak time in the lakes so the hotel was not that busy. Breakfast every morning was great, staff were nice and friendly. The view of the lake and hills from the breakfast room was stunning.

    The wi-fi was extremely poor. The “free” hotel wi-fi was available only if you gave unlimited permission to all your private information, so not really so free. Lots of items on the breakfast menu came with a hefty supplement. The lady on reception in the morning could have been more charming like the rest of the nice receptionist staff.

    The hotel was well apportioned with a bar restaurant a large beautiful garden and good parking. The room was clean and the tea and coffee restocked every day. The food was very good, if expensive. Very dog friendly with nice staff.

    Leeming House is situated in a very special location. Peaceful & really comfortable. The food is delicious.,The staff were wonderful - we felt completely looked after.

    We have had the same room (N0. 39) on our last 2 visits to the hotel. We like this room as it has two windows with views of the lake and gardens. The toilet seat does not stay up for a man to use, he has to hold it up and it was like that on our previous visit approx. 5 years ago. The fridge had been removed from the room on our second visit whereas it was definitely there on our first visit. On arrival we had 2 bottles of still water in our room which we were very grateful for. Once they were used 2 bottles of carbonated water replaced them which we were unhappy with as we do not drink carbonated water unless it is very cold and we didn't have a fridge.

    Breakfast was very enjoyable and the service was excellent. Evening meal was very good and service again was excellent. All the staff were very friendly and nothing was too much trouble for them i.e. We like to have fresh cold water available in our car and they refilled our bottle every morning at breakfast. The reception ladies were lovely and happy to answer any questions we had about the area.

    Really nice staff, made us feel very welcome. The setting next to the Lake is fabulous. Beautiful views. In the morning we wandered down to the lake, the sun was rising and it was misty; so beautiful. Food was good.

    Breakfast was good however to ask for additional fee for everything other than English cooked basic breakfast, bearing in mind the cost of the room, should not be asked. Evening menu very poor, same items practically every night. Very expensive if you have to ask for certain items to be left off due to dietary requirements. No chicken on menu at all and we were there for 3 nights! Very limited . Too far to go elsewhere to get anything to eat. No sleep 1st night at all due to noisy rad. Changed our room next day without any problems.

    Location and views were absolutely fantastic, very quiet. Nice and clean throughout, plenty of lounging areas with open log fires. Staff were very nice.

    Wandering around the hotel trying to find someone to man the front desk on the Sunday morning

    The staff were exceptional, warm and helpful with a late arrival, friendly and helpful night porter who provided coffee for my early mornings, waiting staff were again very friendly and efficient. Excellent location with views across the lake

    Communal areas very cold. Light the fires!! The decor in the dining and lounge areas was really tired and sparse. Pictures hung looked lonely on wide expanses of wall. Felt like a hostel it was so partly furnished! Really crying out for more warmth and care with interior design. Please get someone in to give it the care and respect the house deserves. I really didn’t like that, despite paying ahead for breakfast, some items, like eggs Benedict or avocado toast or even any coffee other than filter coffee were charged as extra. Surely this should be included in the expensive breakfast. Scrambled eggs were weirdly grainy and the dining room was gloomy.

    Spectacular location. Beautiful gardens. Historic premises. Large clean room. The service was great. The staff are friendly, smart and attentive. There was a good selection of food at breakfast. Dinner options looked good on the menu but were bland.

    Beautiful heritage style hotel. The room is spacious and the bed is amazing. We had a beautiful view over the lake and the hotel's garden from the room's balcony. The staff is friendly and helpful. If you want an amazing experience in the Lake District, this is the hotel you have to book. We had dinner at the hotel and the food was superb - well prepared and displayed. The parking facilities are excellent and is free to park your car for the duration of your stay.

    Breakfast wasn’t great, poached egg was hard boiled received one sausage and one slice of bacon and half a black booking.

    Our room was not properly serviced after our first night. We complained , the staff were changed and the servicing on our second night was excellent. The breakfast menu was extensive, however we do not think there should be a £6 surcharge on four of the main hot items.

    The location was beautiful. Debbie on reception and Joseph in the dining room were exceptionally pleasant ,helpful staff.

    The breakfast left a lot to be desired. Thank heavens for the Stornoway black pudding because the sausages, tattie scones and bacon you could get better anywhere. And the coffee....well, if it is coffee, I'd be greatly surprised: we tried getting it stronger but that didn't help, we tried the proper coffee machine flat whites, still no good...just awful. Shame, because everything else was just great.

    The country house feel of the hotel was excellent, set in extensive grounds with direct access to the lake. The staff were too class, friendly, knowledgeable and helpful. It was quiet. The evening meals were high class dining.
