Facilities in the room (kettle, tv) didn't really work and hot water only came through in bath/ shower at off-peak times of the day. Bed was 2 singles zipped together so it was a bit uncomfortable.

Staff were so lovely and accommodating, sorting us out a space in a shed to store our bikes. The room was lovely and quiet and location perfect for what we wanted (being in the middle of the Forest close to amenities and cycle routes).

It was difficult to get online and stay online, which was disappointing in this day and age. This also affected the Smart TV, so we were unable to watch what we had chosen. However, this didn't significantly impact our impression of our stay here, and we would happily return.

This is a wonderful, family-run hotel in a beautiful location. The staff are clearly committed to providing good service. Very friendly and accommodating. Our dogs were welcomed and not charged a fortune to be there. We had a lovely room with a comfortable sofa. The bed was really comfortable and we had a good night's sleep. The food at breakfast and dinner was superb. We both chose the Indian option for our main meal, which was beautifully cooked. Easy, free parking outside.

Breakfast was not value for money, £10 very steep for what you got and no fruit/cereals etc and clearly cooked in the microwave as you heard the ping go off moment before it was bought into you.

Cleanliness could've been better, such as hairs in bath, bathroom bin dirty, mirror in bedroom taped together. Attention to detail

The toilet had a poo left in it so smelt but I am sure it was an oversight. Also as we had 2 dogs we found our selves on the 2nd floor, it would have been better to be on the ground floor (if available)

Breakfast was ok but could have been a bit higher quality e.g the sausage. There was also quite a bit of noise from other rooms and downstairs but ultimately we slept well regardless.

Bar shut up early, even on New Years Eve. I think more people have bed and breakfast therefore you don’t have the ambiance in the evenings like you get in other hotels.

The stairs were very narrow, and the carpet needs redoing/ changing . If you're walking out at night, it's safer to take a torch for the first bit..

The staff were lovely and friendly, the room was great - big and modern, and loved the bath. Decent parking and easy to find. It was great to walk into Lyndhurst or out onto the New Forest heath.

We were expecting a large hot tub in the bathroom, but it was a normal size hydro massage bathtub. Still modern, clean and enjoyable, but the hot tub offer was the main reason we chose this place. It didn't spoilt our stay, but it would have been nice.

Very friendly and flexible staff, good cooked breakfast and comfortable, spacious room. We travelled with two dogs (spaniels) and was plenty of space for all of us without feeling clustered. Convenient location just outside Lyndhurst, free parking. The weather was horrible around check out time and let us stayed for a bit longer FOC.
