Bed was uncomfortable. No Wi-Fi in room 10. There was coffee in the kettle which took a while to wash out. No visible staff. I did briefly happen to see the manager in reception but was a chance encounter I think. I prefer the personal touch on check in and seeing staff .

We didn’t have breakfast. Didn’t realise it was an option? Room with a view was nice, top floor with views across the park. Close proximity to tram stop.

The luggage hold area is not secure. Anyone can come and take luggage. There should be a token system and one staff member should control this. We arrived early and we wanted to leave our luggage but we felt it was unsafe. Secondly, our next door people knocked on the door at 9pm very strongly not once but twice. That's very rude.

It was clean and tidy. I like the bed. The room is fully equipped.

Carpet was filthy Cleaners doesnt clean the room during our stay they only collect the rabish. Cleaners/staff did not bed make Water kettle are filthy inside lots of rust inside

Honestly, it's my first time staying in a place like this. I didn't know that guest houses were unmanned houses. But I was satisfied, everything was very nice. There were all the necessary equipment such as iron, dryer, ironing board.

Not such a comfortable bed. Can feel the metal springs Thin pillows need filling out. Bathroom door does not shut! Toilet and seat and toilet moves! Bathroom sink ok but glass shelf above gives little access to the sink - try washing your face in the sink

Key safe check-in is fine, except we were in an annexe with an external door for which we had no key. A passing housekeeper happened to notice us and let us in, but we still had to negotiate via WhatsApp with some remote (but very helpful) staff to get access to that other key. The room was clean enough, but the "kitchenette" is actually a fridge, microwave and toaster. No plates, cutlery or work surfaces, and nowhere to wash up. Even when housekeeping came in after our first night, she emptied our bin but did not replace dirty cups and glasses. The drawers had not been checked before our arrival so we had an unpleasant something to greet us when we opened them. We logged in to the WiFi but were too far from the hub to actually use it. Similarly the TV did not connect with the remote so was a bit useless. Not a big deal for us bit a bit annoying. The hotel is not responsible for our neighbours but the walls were so thin that when they got up and started watching TV and generally having a great time at 6am they might as well have been in the room with us.

Essentially, you get what you pay for. It was a roof over our heads at a price that allows people like us, who couldn't otherwise afford to stay in Edinburgh, to stay for two whole nights.

Was told I had to request a cot for my baby the day before our stay as they have limited cots and they didn’t know if one would be available.. this wasn’t ideal, however one was available and they did have one ready in the room upon arrival. We were only provide with a quarter of a roll of toilet paper and there was no one to ask for a top up. We had to move a bed to get to a plug socket and it was apparent that the room does not get cleaned under and beside the beds..

Great location, easy check in and out with clear instructions. Kettle and tea and coffee in the rooms.

The smell when you go into the hotel. The smell wasn’t encouraging. There were kids pounding the floor from the top room all night and in the morning

The staff were very nice, attentive engaging. Nice parking space at the rear. Great location, very close to getting a tram and bus. Getting into the property was seamless following the instructions

A personal touch.

This is a property which works on a self help with no personnel to man in real time. But it runs smoothly. Except the WiFi wasn't working on my second day of stay with no one to address that.

The extension of the place I stayed had no privacy, noise and chats from other rooms could easily be heard from one's locked room. The cleaning staff were noisy and doors were banged. Knocking the door to ask if service was needed was as if the door was going to be knocked down .

Easy accessibility from the main road, well known location by taxi, very beautiful garden view.

it would be better if the owner can show guests the location of each room through picture

before check in you must read the instrction carefully, our room located in another property, which tooks us few munites to find out. the hotel is about 30-munites walk from railway station.
