Probably would look for something with more up to date facilities next time

The twin beds had very soft mattresses which dipped down a lot and ended by giving me a sore back. The facilities are not modern and the shower curtain meant water over the floor.

Location was excellent. Buses close by, very quiet and very friendly staff.

Friendly pleasant atmosphere. Very welcoming old style hotel with lots of character. Great shower and comfortable bedroom. The roaring fire in reception was a lovely sight on a wild and windy day.

Excellent location, good basic facilities and definitely worth booking when visiting to explore.

I would have preferred an extra blanket as the heating goes off at a certain time for the rest of the night and only would come back on at 6am. The out of season weekday fee is overly expensive considering that it comes with only basic facilities. One still has to pay an extra £16 for breakfast which I feel is way over priced.

The hotel is very central, easy to find and close to all amenities as within walking distance from the castle, train station, good restaurants, shopping mall and much more. The en-suite room was lovely, bright and spotless and bed very comfortable. The foyer is warm and cosy with a fire going and has a nice sitting area.

Lovely Overnight Stay near the Playhouse

I didn't mind, but I would like to warn anyone with mobility issues. It wasn't communicated when I booked, but upon check in I learned I had to go up a few flights of stairs, go to the end of a hall, then down another few flights of stairs to reach my room.

I booked this hotel for one night. I popped over from Glasgow to see a show at the Playhouse. The location was extremely convenient for my purposes.

Mattress could possibly turned as I seemed to have the feeling of rolling from the middle out but it was still comfortable it was possibly because people sit on the side of the bed

The hotel was spotless, good breakfast, the shower was good, hot & powerful, plenty of hot water. Lovely shortbread in the room on arrival, location was perfect. Bed very comfy, very quiet hotel, nice fire in the lobby to enjoy a drink. So easy for transport to the airport, bus stop about 3 mins walk away. Tea & coffee making facilities in room, I liked how the milk was in the fridge, so it was cold and not nasty tasting. Walking distance to princess street, the royal mile, fabulous stay, would definitely stay again

Excellent room in excellent little hotel absolutely in the centre of Edinburgh - just a hundred metres from Waverley Station. The room used to have a restaurant but it's no longer open which is a pity. But there are excellent restaurants nearby, including next door.

It is missing a restaurant. Breakfast is available in the cafe but it would be nice to eat in for a night.. They do have some fantastic recommendations, though, which was really helpful.

The staff were so nice, friendly and helpful. The room was lovely and comfortable with everything that you needed. It was really spacious and not too warm.

The receptionist who greeted us in the early hours on the 8th march wasn't very welcoming..I know everyone has a bad day as I work with the public myself ..I own a bed and breakfast in cork..but she(sorry I don't know her name)made zero effort...was actually quiet rude...and the 2 male porters the following 2 nights didn't even acknowledge us when we went to get our keys...they actually didn't even speak to us when we spoke to them...also when we went to leave our luggage there the rude receptionist jst said put it over there under a shelf...i asked her do we get a ticket to prove we put our luggage was there and to kerp it safe...and she abruptly said no...thats it!!!other than that experience the hotel is lovely with a lovely fire inside when u come in and it's so central...I would stay there again.

    Fantastic location...lovely hotel...old style but comfortable .
