We'd expected a ground floor room based on our booking, but were given a first floor room. Instructions and details around finding and accessing the parking would have been helpful too as there was some confusion there. Also no vanity mirror for doing makeup in the morning was an inconvenience.

Everything. First of all, you can park for free near the accommodation without any problems. The guest house is beautiful, a typical Victorian house. Upon entering, the style changes, revealing an atmosphere brimming with creative energy and a touch of baroque. Our room (The Jenny) is wonderful! Spacious, uniquely furnished, and offering a sea view so captivating it makes you want to stay there forever. Near the bow window is a delightful nook for breakfast, lunch or dinner, which we absolutely loved. The owner is very nice and helpful. He explained to us (even though the app already provided all the necessary information) how the home automation works, specifying that if we didn't want Alexa active, we could also disable it. Furthermore, as soon as we arrived, we found a delightful gift waiting for us. No spoilers, you'll have to discover it for yourself :-). Even the coffee was a pleasant surprise. The room is essentially a charming studio apartment equipped with all the comforts. Furthermore, there's also the option of using the laundry service, a real plus. The accommodation is also located in a very quiet area, close to several restaurants serving a variety of cuisines and supermarkets. We ended our road trip around Scotland in this accommodation and it was the best way to spend the last few days.

Fabulous property. Very comfortable stay. The hi- tech aspects were even manageable for a couple of oldies!!! A warm welcome from Kenny and an introduction to the tech was very much appreciated! (Almost as much as the Dundee cake welcome gesture!)

All good. Didn’t see any staff on the premises until we checked out (it’s set up with automated check in, we came in later than expected) but always able to reach out to call or message someone if needed.

Very comfortable and luxurious - a little bit away from the centre but fine and well located. Tea and coffee and cake was a nice treat.

We had an absolutely wonderful stay! The place was impeccably clean and beautifully organized, making it feel very comfortable and welcoming. The bed was extra large, the towels and bed linens were incredibly soft, which made everything feel extra cozy. The host was genuinely friendly and helpful, always ready with a smile. There was no air conditioning in the rooms, which we were aware of before arriving, but the heat wave came as a surprise. Both rooms were very hot, and the fan in the attic room was not very effective on such a warm day. Unfortunately, we couldn’t leave the windows open at night due to insects and the easy accessibility from outside. Otherwise, the fresh air from outside would have solved the problem.

The house was absolutely beautiful, and the rooms were very clean and the host was very kind and cooperative before and during our stay. The king-size bedroom on the ground floor was spacious, elegant, and offered a stunning view of the lake it also had a small, very equipped kitchen corner. Even though it’s on the ground floor, the house sits more than five steps above the street, making it comfortable to open the windows. The other bedroom is in the attic, accessible via a steep staircase. While the room itself has a breathtaking view of the lake and the gardens . Overall, it’s a wonderful place, and I would definitely stay again if the temperature is below 21°

We were on the ground floor so there was a wee bit of noise from movement on the first floor.

Toilet squashed into the corner, almost hard up against the wall, not leaving much room. Alexa is a good idea for check in/out initially, but if English is not your first language, then it could become a problem for some tourists as was the case when our door was chapped by someone looking for reception. Apart from these two small observations, it is a lovely property and not too far from the city centre.

The bedrooms were very tight for space. The sitting area was a tight squeeze for four guests.

Quiet accommodation in a convenient location for the city centre, with easy parking. Comfy bed. Good shower facilities. Welcome pack was a nice touch, thank you.

All good. Hotel is in the west end area of Dundee close to restaurants, amenities and on a bus route. Easy parking.. Property is well maintained and we liked having a code for entry. Alexa available and having full information on local restaurants/coffee shops etc made for a relaxed, informed stay. Staff member in background, on hand if needed.

Nothing - it was all wonderful! Perhaps the location wouldn’t suit everyone, but it was perfect for us!

Beautiful property with gorgeous decor. The whole place was so stylish and well maintained. The bed was so comfy and the shower was great! The room was huge and really well equipped. We met the owner on arrival who was so helpful and friendly. Everything (including check in) could be done through the Alexa in the room - very high tech (and we loved that we could close the curtains through Alexa too!). It’s a little out of the city centre, which suited us perfectly and we were given a multitude of recommendations for dinner and breakfast etc. Parking was also really easy - there are three spots for guests around the back, but plenty of parking on the road out front too. All round a wonderful stay and highly recommended.
