Shabby in places, could do with changing stair carpets. It's the first restaurant I've been to where an unopened bottle of wine is just plonked on the table. Strange to have portable electric heaters in the room but they kept it warm.

The carpet on the stairs to the rooms was really awful. Black shiny ingrained dirt on the treads and badly frayed on the rises. The first room we were offered you couldn’t see out of the windows because they were steamed up between the panes, however they changed our room quickly. There was never any hot water in the evening just warm, we used the kettle to top up the bath.

Position was excellent, an easy walk across the bridge to a very good pub and walk the coastal path from the door. The room was a good size with 2chairs and a table. The bar area was pleasant, though cool so bring a jumper. We enjoyed an evening meal though nothing very special. We did not use the swimming pool etc so I cant comment.

Room had no carpet and heating was unusual. Basin surround in bathroom always got flooded, partly because tap was too powerful and splashed back on to surrounding surface.

Room was a good size, location quiet and charming. Breakfast was OK.

    Disappointing birthday treat

Easter and birthday weekend break that turned out to be rather disappointing! Our room was smaller than expected and very basic. We requested a room with bath but there was a problem with the water system so we didn’t manage to use it till the last morning of our stay. We had pre booked a table for dinner and rang several times to ensure it was booked as it was Easter Sunday and we were reassured it was. However, when we went in for dinner on the 31st, there was no record of our booking but they managed to accommodate us after a while and some embarrassment! It was my birthday and my husband had called the hotel to arrange a birthday surprise at dinner for me. However, the staff were unaware of this but after he complained that nothing was presented to me, eventually a “birthday plate” - which was literally a plate with happy birthday written on it with 3 blueberries and 3 nuts stuck on it - arrived. This was unceremoniously plonked down on the table by a surly waitress whilst other lucky birthday celebrants had a staff choir serenading them! So a disappointing birthday trip with a room upstairs with no lift and we had to struggle upstairs with our luggage! My husband had recently broken his ankle and I have COPD and we had thought we were getting a ground floor room. The hotel, although “refurbished” had visible signs of wear and tear and the staff need some training in customer service.

Positives - good location, plenty of free parking, nice spa and good size pool and a very helpful and friendly receptionist called Jess.

    Pleasant stay, fabulous breakfast!

The hot water was not very hot when we first arrived - the luke warm shower was bracing! When we mentioned this to reception, they were aware of an issue with the hot water generally, and this was fixed within a day. We had nice, hot water for the remaining 2 days of our stay. Thanks for sorting this! The door key cards seem very sensitive and keep losing their "programming" for our room door. Each day we went out, the key card wouldn't open the door on our return. Reception were very quick at re-programming the key cards though, so it wasn't a huge issue.

The buffet breakfast is fabulous! There's plenty of choice from cereals to toast to cheese/ham to pastries to Full English and even porridge if you ask. They are also really good at topping up on what's running out too, so you never have to wait long. The hotel itself is OK, but not amazing - the bathrooms in particular could do with a bit of modernising. It's got huge potential though - a lick of paint in some communal areas and outside would lift it, along with new carpets, etc. Parking is ample. There are pubs in walking distance. The hotel is certainly conveniently located for visits to surrounding areas (Portsmouth, Havant, Chichester, Bognor Regis).

No hot water for a bath in the evening. Very thin walls so could hear people talking next door. Interlocking doors. Corridors were cold

The swimming pool and jacuzzi was the best. Also breakfast was amazing! I liked that no dogs were allowed in the hotel
