I don’t like that it shows I was at a different hotel than I booked. I booked Bellevue Hotel and checked in to Bellevue Hotel and had breakfast at Bellevue Hotel. They showed me to a lovely adjacent villa which was awesome.

It's a nicely kept historic villa in the center of Opatija, much cosier and warner than bigger hotel buildings. Very clean, everyday perfect room tidying. Comfortable bed.

No elevator for the upper floors- it's not a big problem tho if you are not restricted in some way and they help you with your luggage if needed.

Great and clean rooms, kind staff. Great location.

The food could be better - they could try a little bit better.

Location, view and staff. Bed and room was comfy and a good size. Lots bed the touch of rain be snd slippers.

No coffee or milk.

The staff is friendly and the location is close to the beach (across the road).

We didn’t like the waiters being somehow unpleasent and in a big hurry to pick up your plates from your breakfast or dinner. I litteraly took a last bite, he was already at the table picking it up. Breakfast is till 10, or at least it says so because at 9 they are already taking the food away, same goes for dinner. And if you come here, you should know you will pay the parking as if it were another 3 nights at the hotel. They charged us a whole day even if we came at 17 o clock, and left at 10 o clock. Everything else was great and clean, but these things really took a toll on us.

Location and old building vibe

It was not clean, some towels had stains and everything looks a bit dated and worn out. Shabby.

Very convenient location to bus station & waterfront. A very nice, clean room and bathroom. Slept well. Quiet location. Good shower. Excellent breakfast selection with friendly serving staff.in a beautiful room BUT in a neighbouring hotel.

I did not appreciate Villa Abbazia shared all it's services with the Hotel Bellevue over the road. I couldn't see the name of the hotel anywhere on the exterior of the building from the roadside? Cafe Strauss nearby explained where we had to go to find the reception for it....in another hotel called The Bellevue! Better instructions for where you go to check in are required. You basically just sleep in a room in Villa Abbazia, all facilities - reception, breakfast, wellness (didn't use) etc is all across the road in the Bellevue Hotel. Entrance to Villa Abbazia is via a side entrance once you've got your room key card so access is secure .Disappointing to see the corridor to our room looked like the cleaners store area☹️ The Villa Abbazia could be a fabulous hotel in its own right...which I was expecting. We travel a lot but this stay just didn't feel 4* purely because it felt like we were staying in an overflow building to the main event; it's totally reliant on another building over the road (which I don't think is clear in the booking) so we wouldn't stay again. It failed to meet my expectations purely because Villa Abbazia has been swallowed up by a large chain and is now a 'side building '. Its lost it's charm as it's an unstaffed building with only residents and the cleaners entering it. A great shame.

Opatija is a beautiful seaside town. Not very big. Has cafes, restaurants, stores and supermarkets. Currency exchange with poor rates. Used the bank instead. The villa is part of the Hotel Palace Bellevue. Historical hotel with lots of character. Very comfortable beds, Buffett breakfast with a huge variety even champagne. Although I booked two rooms as 4 were travelling, when booking I chose the room with 2 adults symbol in each requesting a double bed. The system noted one adult ( trying to resolve this issue with Booking.com) therefore I had to pay an additional €40 per the said extra person per stay & additional breakfast, making my our stay expensive. Would not have chosen this accommodation. Out of my budget. Had an indoor pool which you did not have to pay to use. Parking we had to pay for. Cheaper to park on the street. Staff pleasant.

Breakfast, SPA, hotel terrace, location and staff were great. The old-school charm was amazing.

The room was disappointing. It did not match the photos and the descriptions, there was a huge bathroom without any logic behind that size. The windows were on the roof and I could nearly see nothing and hardly breath as it was super hot and the room was on the upper last third floor, no elevator, very tiring and exhausting experience, I did not sleep at all.

The hotel location is excellent, and the room is great for the price. The breakfast is hearty, with lots of options. Opatija is absolutely wonderful!

I think the room could have been cleaner. The dinner was hearty but not tasty — we didn’t like it. There were a lot of aggressive birds on the terrace, which disturbed the dinner. The restaurant servers were very careless, but part of the staff was kind and spoke English. Parking at the hotel is very expensive.

Room is comfortable and location was good.
