Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

Very pretty property. Everything is well thought through, modern and very clean. The bed are super comfy and there is even quite some outside space to enjoy. IndiaThere is nothing to be disliked about the stay. It is a cozy place run by some warm welcoming people, tucked away from the noise of the city. would rather say some hiccups we faced was abrupt disconnection of water in the bathroom which was immediately taken care and breakfast time the spread was not ample enough for us, as we used to go to eat after 9 am by the time other guests have had food to their heart's content and we had to adjust with whatever was left! and the caretaker was kind enough to make breakfast for us.
The place, host, the location everything was excellent, the décor awesome. Special mention to the host who is very warm affectionate person makes the guests feel like her family. She guided us and helped us whenever we had any queries with regards to places to visit, where to eat etc. She is superb. special mention to the caretaker Dellu :) ever so helping and smiling always!!

It had all the positive aspects of a Homestay. Every day our breakfast was different and superb, made especially for us as we had troubles with the stomac. They gave us very good advice on that issue. And their Nepali cook Dallu prepared for us delicious light meals. It was nice sitting in their stylish central patio and WiFi connection was really good. Rachana arranged also a very good taxi service. This was not only to pick us up from Mysore, but also during our stay they gave us the best personalized service. And a massage was arranged at the Ayurvedic clinic. We couldn’t have a better service. We can definitely advice this Homestay! Forgot to mention: Rachana her English was impeccable!

IndiaIt was the height of the tourist season, so the rooms were expensive. We paid 2800+ taxes for our room. The food price is also high so we bought the dinner from outside. Breakfast was included in the package and it could have been better. It was good but not the best I had. However, you will get a taste of traditional Kerala cuisine.
A cosy place with a relaxed atmosphere. It is near the city but is also away from all the hustle and bustle. The staff is exceptionally friendly and accommodating, ensuring a warm and welcoming experience. The room was neat and the European-model bathroom facilities made it all the more attractive.

IndiaMay be Ac or ceiling fan for summer season . Since monkeys rosm around, we couldn't keep the windows open so ventilation was less.
A causal browse for best home stay led me to nivaasana. I must say , highly clean and hygienic and the place was well planned with aesthetic just right to go with nature lovers like me. Rachna, the owner was courteous and went out of the way to plan an itenary for our 4 day stay to explore wayanad. The travel cab " memories" was well chosen by her for us . Memories tours owner Mr. Shameer well curated our visits and made our stay there memorable.. I must specially thank Rachna to have coordinated everything for us so prefect despite she being away on her break time. I will fail in my gratitude, if I don't mention about Dille aka dellu the care taker @ nivaasana. Very efficient and dynamic care taker. Being good observer , he made sure that we like our rooms clean and changed the towels twice. Evenings was filled with garam ginger or masala chai with something to munch on by dellu and his chef. Breakfast was complimentary with traditional kerala special but once again, they were open to customize the spicy based on our preferences. On special request dinner too was served for a cost. Dellu goes to help people but liked the fact he had his own boundaries which is essential to keep his mental being and maintain the quality of nivaasana. Good training by rachna. Over all a happy and joyful stay with a desire to visit again..

IndiaNothing it was just perfect.
Our stay at Nivaasana was very memorable, pleasant, and perfect! Rachana (the host) is very sweet and welcoming. She took time and made sure we were comfortably settled in. She also helped us with how to go about around Kalpetta. Nivaasana is an olden-style traditional house with a modern twist. Loved it! Dellu is the caretaker of the house, who is always ready to help you out with anything you need and ensures your stay is comfortable. The tea he prepares is worth mentioning, very tasty! The cook (don't know his name) prepared delicious lip-smacking breakfast every day. Special mention to the yummy vegetable stew prepared on one of the days. Overall this place is worth every penny you pay.

IndiaThe solar water heater takes time to heat up in the morning.
We had a fabulous stay at Nivaasana, Rachana was an excellent host. She was very helpful and suggested covering the places in order to avoid round trips in the same direction, shared good restaurant details for breakfast and lunch on the check in day. The house was constructed based on Nalukettu Architecture. The handicrafts and arts on the wall were good and had ample space to walk and close to the center of the town. A big thanks to dellu for his service and the chefs. Both breakfast and dinner were excellent.

United KingdomNivaasana exceeded our expectations as a B&B. The place was very cosy and homely. The best bit about the stay was Rachana. She is a superhost as she made sure that we are well fed all the time with delicious traditional food. She actively showed her beautiful garden and also helped us in finding nice spice shop in town. I highly recommend a stay at Nivaasana and I will be back for sure again if I am at Wayanad.
