    Not really dislikes but just be aware that the beds are quite firm and the wi-fi sometimes only works near reception or on the terrace.

    Absolutely beautiful little place to stay just out of Spoleto. It is quiet and peaceful with a stunning outlook over typical Italian countryside when you awake. A lovely setting to sit in to read or think. Anna-Maria, the host, is a little bundle of energy and keeps the place spotless and makes every effort to ensure you are hsppy and comfortable. While you can walk to town, it is only a couple of minutes dtive if you have a car. The breakfast, that you may eat on the terrace if you like, is superb and features Anna-Marias husbands honey and a neighbour's sheeps ricotta. Stay there.....you won't regret it!

    Breakfast was very ordinary - hard fruit, shop bought yoghurts and stodgy pastries. No eggs on offer,

    Slightly noisy woodyard nearby.

    Very clean and comfortable hotel with spacious rooms. Tranquil place with lovely swimming pool and gardens. Ideal base for Umbria - Montefalco, Bevagna, trevi, Spello etc.

    Long walk to center of Spoleto via a steep road. The room was hot, dogs were barking at night, so could not sleep with open window.

    Breakfast was good and we could have breakfast outside.

    Uphill walk along a semi-busy road - we did not mind it, but worth being aware of.

    Clean, simple and friendly, with a beautiful view and a completely delicious breakfast. Anne-Marie, the owner, really went the extra mile - she drove us to a bike rental shop (where we enjoyed a fantastic ride along Umbria's bike paths) and to the train station. Thank you, Anne-Marie for a delightful visit to Spoleto!

    A bit out of town, perfect for those who want to wake up with a nice view and fresh air and don't mind walking to get to the town. Anna Maria is a great host: polite, available and energetic!

    Some travellers might find the distance from town a problem.

    Annamaria was incredibly welcoming and kind. The property is well cared for, clean and in a gorgeous location.

    Long walk from the town. No fruit at breakfast. We were told to come for breakfast at 8am, which we thought was early, but when we arrived they were not ready.

    Lovely countryside location. Breakfast was good but it was a set breakfast so no choice. Good value.

    The breakfast was very delicious, and not far from spoleto town, easy walking if you don't mind the hill!

    Made to feel very welcome and really enjoyed a 5 night stay! had a car, so used this as a base to do local day visits. Great area to enjoy some slow travel! ......Todi, Trevi, Montefalco, Spoleto ...the list goes on!

    The walk back from town is uphill, but there is free parking at the Albergo if you have a car.

    Nice quiet location just a 15 minute walk to Spoleto's Escalator - "Percorso Meccanizzato Ponzianina-Rocca", which takes you up to the main piazzas in town. Great breakfast included in the price.

    A bit of road noise from our room but traffic stopped at night time anyway. It was just the daytime.

    The place was a quaint and well appointed premise. The staff and breakfast was excellent. The property was situated in a very picturesque setting.

    Nothing bad. Anexcellent overnight stopover.

    Easy to find. Great parking on site. Close to the Tigre supermarket with underground carpark. The staff gave us excellent directions to a free carpark close to the old city walls where we could wander.

    A little far out of town when you are by bicycle !

    Lovely hostess, very helpful. Ordered takeaway pizza for us and then supplied delicious homemade tomato salad without charge. Beautiful views of spoleto. Very peaceful

    Not ideal for cyclists as it is up a very steep hill and not the same hill as the historic centre of Spoleto. '15 minute walk' is over optimistic.

    Lovely house with beautiful views from the terrace. Owners were very helpful. WIFI not working but allowed us to use their computer. Recommended an excellent restaurant in Spoleto.

    Pillows and walking uphill to the Villa after a day of walking!
