Walls seems to be thin and you can hear some noises or talks on the corridor, might be a problem for a light sleepers.

Only one contact by the bed to which a lamp was connected. The door to the bathroom opposite the bed, when used at night can wake up the other person.

Really nothing much to complain about.

The room was great, clean and inviting, and we were made to feel welcome upon our arrival. A simple, yet diverse enough breakfast awaited us on the following morning, as well as some other nice guests. The location is ideal, in a very quiet neighbourhood a stone's throw from the city walls, i.e. within walking distance of the whole historical centre.

On arrival we learned that the lift was out of action and for the duration of our stay had workmen working of its upgrade. We were disappointed that we had not been informed prior to arrival, although it was unavoidable and could not have been foreseen. On arrival we were placed in a room on the third floor which, albeit a wonderful room (the balcony didnt have much of a view), it was not the room we had received photo confirmation of having booked. After making a comment about this we were told that this was to have been only temporary and that the following day we would have been moved to our originally booked room on the 2nd floor - again when given the keys were were not informed that this room was to be temporary. The following day our belongings were moved for us (which we had been informed of and grateful for) to the original booked room - balcony view was very pleasant and the room was too - the mattress however, was another matter and you could feel the lumps in the mattress and on one side the springs made noises when my husband would turn over in the night. After being asked how the room was, i was reluctant to mention the mattress because the Manager had been so apologetic and accommodating for us in our room transfer but since the thought of enduring the mattress for a further 11 nights of our booking, i mentioned it hoping we could get a new mattress but was offered the room next door but that it did not have a balcony. It was an obvious choice to agree to the move since the bed was so uncomfortable. I think perhaps that previous guests hadn't mentioned the mattress because the majority of guests only stayed for between 1 or 2 nights and maybe thought it wasn't worth mentioning. Breakfast was very nice, sweet pastries, cereal and yoghurt with some days a small warm bread cob. However since we were there for 2 weeks, this became repetitive.

Location to Lucca old town was less than 8 mins away. The breakfast room was accessible for hot drinks 24/7 which was beneficial and the refrigerator was handy to be able to put a bottle of wine in for personal use. The complex was a mixture of private residents with their own apartments but did not affect the quietness of the building.

Quality of the bed was a little disappointing. Unfortunately we could not enjoy the breakfast, because we had to catch an early train.

Good and prior communication with the owner. Early check in and friendly cleaning staff that allowed us to leave back packs behind before exploring the city.

The 5 pm check-in time is quite inconvenient if travelling by train when you can't always control your arrival time. For us it caused extreme difficulty - be very careful of your belongings near the station!

The room was extremely comfortable with seating area and a small balcony. Bathroom, although outside the room, was not a problem as each room has its own bathroom and there are only four rooms on that level so you don't meet others on your way there. Best feature is probably the breakfast room where you have all day access to use of the fully equipped little kitchen. Location easily walkable from station and very close to access into the old city and wall.

The bathroom sink drained slowly and the toilet flush was a little faulty; we had to push it quuckky several times in order to flush.

A little drawback is the late check-in time but it can become a good point if one likes to checkout late ;).

The staff is very nice, the accomodation is perfect, and the breakfast choice is great with fresh products, pastries, breads, and coffee (there's even a kettle for those who like warm water). Last but not least, the B&B is not far from the train station nor from the city wall.
