Very weak Wi-Fi. It didn't work in the room, only in the lobby.

I liked the privacy of the house. The village picturesqueness. Very comfortable and spacious bed.

This is a working farmhouse, complete with farm animals including a braying donkey. The beds were a little uncomfortable and the wifi worked great in the room but nowhere else on the property. It is located up a steep unpaved road, access could be an issue in a standard sedan.

Very pleasant hosts, good breakfast choices. We were able to pay directly at the property.

Not a very warm welcome from the manager (we arrived early which i don’t think was appreciated), however we were later greeted by who we think might have been the owner/host and this was a much warmer reception. The location is a distance from shops or restaurants so prepare for this. The host’s (or perhaps the neighbour’s) dog barked most of the night.

The room was clean and comfortable with Wifi throughout. The breakfast was simple but great coffee and sufficient to our needs.

It was a bit off the beaten track. There was no fridge in the room. Outside area was all rather scruffy.

Breakfast was good, room was nice, parking was easy. It was about twenty minutes or so by car into Orvieto.

The accommodation can be reached on a 600 m long gravel, potholed, forest road on the mountainside, which is not easy with a low car. The railway runs on several tracks nearby, and its sound can also be heard in the accommodation. The most unpleasant thing was that you could not live a private life in the room, because the walls are so thin that you could hear the noise of the people in the next room as if we were in the same room. The door lock worked with difficulty, the window was also jammed. Basically, the accommodation provided what was promised, but it is a very noisy place because of the thin walls, you can hear everything from the neighboring rooms.

The place itself is beautiful and the animals are very pleasant. Unfortunately, the experience was completely ruined by the extremely poor and unprofessional welcome. The host was visibly irritated from the moment I arrived, made no effort to greet me properly, and acted as if my presence was a bother. She didn’t offer any useful information, didn’t even give the Wi-Fi code, and seemed eager to get rid of me after taking payment and handing me the keys. No smile, no eye contact, just a cold and rude attitude. If you don’t like hosting people, you shouldn’t be in this line of work. A welcoming attitude is the bare minimum. And based on other reviews, this seems to be a recurring issue. It creates an uncomfortable, tense atmosphere — exactly the opposite of what people are looking for when they book a peaceful getaway. Also worth noting: the property is much further from the city than expected, and the access road is in very poor condition. A low car would struggle.
