Rooms are dated and ours leaked when it rained. Pretty basic facilities considering the price.

It’s a little aged. But everything functions properly

The location was great. 300 m walk to the cadenabbia ferry service that operated to Bellagio every 20 mins till very late at night that only takes 10 mins and also can take a bus to villa del balbianelo U have a few restaurants around the hotel that u walk by when u walk to the ferry. It also had a nice garden pool. The breakfast had variety , but the same breakfast items everyday. Good hot water. I recommend this hotel

The carpet in the rooms could do with an update. Some of the staff at the front desk were not super helpful. Felt like they were sick of tourists!

Fantastic location, easy to get to the other main towns, and great facilities in the property. Our room had the old carpet however it felt clean and tidy. Most of the staff were excellent and really helpful!

I can only say that I was a bit disappointed in the age of the hotel interior sections. Everything seemed in need of a remodel to bring the furnishing in the rooms, halls and common areas up to a current state.

Staff extremely helpful throughout our visit. The hotel location was excellent, views were amazing from room, rooftop bar and restaurant. Absolutely loved the rooftop bar for drinks, coffee, snack and food. One evening there was even music. We went there every day/night during our stay. Breakfast was wonderful, staff friendly and the atmosphere was open, light and comfortable. The location of this hotel was perfect to access transportation on the water, walking to a few local restaurants along the walkway and was also on public transport line. Pool on the property was beautiful and well maintained.

Our air conditioning in the room was broken so it was extremely hot in the room. We did report it, but it wasn't fixed unfortunately.

The hotel had the most amazing view across the lake. There were plenty of sun beds around the pool, garden and terrace and the staff were very friendly.

The room size is kind of small. There is a very small bar fridge, would rather to have an actual mini fridge.

The pool is very nice. The buffet breakfast is good with lots of choices. The view at the restaurant is gorgeous. The staffs are all vey friendly and helpful. The car valet service is very convenient. The bathroom is good size.

The furniture needs renewed. One day we Left the windows opened and our rooms were invaded by flying ants but the staff were cooperative and changed our rooms.

Very disappointed at Plastic and paper throw away cups in the bedrooms - It is not a budget hotel and what about sustainability?

A Beautiful old building. Dining room views swimming pool area, gym ,garden bar terrace were all fab. Some of the communal areas furnishings and carpet were a little tired/old fashioned but understand being refurbished.

Hotel is nicely decorated but it needs a little bit of refurbishment.

Hotel is ideally situated on the shores of the lake. Staff was very helpful and polite. Our room was spacious and comfortable as well as the bathroom. You have a minibar in the room. Room was very clean. There are slippers and pool towels also in the room. Breakfast was sufficient and staff at the breakfast was very friendly. Parking is free of charge. Bar terrace is spectacular. It is situated on the top floor with breathtaking views of the lake, mountains and other villages. There was even a girl who played the harp.

Ferry system needs MUCH improvement - confusing, long wait times, expensive (we had to pay twice because no one told us that the last slow ferry from Como was 3pm). Again, ferries in Lenno to Villa Balbionello need improvement. We waited over an hour and a half because there was only ONE ferry from Lenno to Villa Balbionello and the ferry was not handicap accessible. (My husband almost fell twice because of the rockiness of the ferry and lack of assistance.)

breakfast was wonderful, location quiet yet Tremezzo, Villa Carlotta, and Cadenabbia (3) ferry docks were very close, so easy reachable to Belaggio, Varenna, Lenno, etc. Food at the restaurant was EXCELLENT, view from restaurant were INCREDIBLE. Italians are nice people (we have been to Italy 3 times and NEVER had a bad experience).

Weird bathroom as listed above, low air condition power (common in Italy), ran out of food due to storm damage.

Helpful, friendly staff, great value, this was a balcony room, pretty good breakfast, shower in rooms a bit weird bc shower is open to a room set for family (1 full & 2 twins up in a loft).

Minor things only: Air con needs an upgrade but it was a heatwave when I was there. Street runs in front of hotel so it can be noisy if you like to sleep with windows open, especially if other guests decide to have loud speaker phone conversations or arguments in the middle of the night. Would be great to have some pool service (food/drink).

Fantastic location on the lake and close to ferry ports, close to Bellagio and other lovely towns. Staff very helpful. Food is very good. Hotel has old world charm and is very clean and efficient. Lovely view of lake. It’s a very good quality 4 star hotel - sure you don’t get the 5 star glitz and glamour - but this feels like a genuine Italian experience. Pool area is lovely and has lots of chairs which is great.

the run down feeling overall

The hotel seemed a bit run down, a Grande Dame that had seen better days. Most of the staff was great but there were a few that seemed like they were being put out when you asked them for something. The pool area and garden were great.

There were some elements of the decor that were tired - there were signs of water damage on the bathroom ceiling - some of the walls looked like they needed some care -

The hotel occupies a great position overlooking Lake Como, we were warmly welcomed by the concierge who parked our car. The entrance is very grand and yet it feels very welcoming - Reception team were helpful - our room overlooked the lake and we had a balcony with a small table and 2 chairs - the room was comfortable and elegant - The pool and bar areas are large and stylish - bar area overlooks the lake. Restaurant is bright, airy and elegant - overlooking the lake and a great way to start and end the day.

When we asked for a taxi the female lady at reception with blonde hair wasn’t very pleasant. And was helping out other customers. And told me to ask someone else regarding a query that I had

Good selection of breakfast a lot to choose from. The male manager was extremely nice and told us everything from bus times and what the last times were and very informative
