The garden stairs to access the rooms won't suit people with mobility issues. Please consider including fresh (or canned) fruit at breakfast.

The ambience, spectacular view, quiet. Easy walking distance for reasonably mobile person (stairs and slopes) to nice restaurants. Breakfast was simple and pleasant. Large comfortable bed.

That was over our expectation! The panoramic mountain lake view from our room was crazy beautiful! That was exactly what we were expecting: peaceful place, feeling authentic Italy, country land fresh air and smells. Room clearness and personally served capuchino and breakfasf were so lovely. Apartment owner was very hospitable and helpful. The best restaurant during our weekly trip we have found just few steps away from our host. Very recommended if you wish to feel real Italy.

Check-in was a bit confusing---not much in the way of signs for the property.

Modern B&B located on the boundary of the old city. The rooms are big and spacious and have all the modern facilities---good working aircon, proper bathrooms, and wonderful terraces overlooking a valley. The breakfast was quite fine, and was served on a terrace overlooking the hillside. The property was quite quiet and the beds were big and comfortable. We had dinner at Restaurant Carpe Diem which is nearby and is wonderful.

Very kind staff, very close to town which had a beautiful cathedral and great food options. We also enjoyed swimming in the lake which was a 10 minute drive from the property.

The room was comfortable and spacious, with a fantastic view over the lake, and there is free parking across the road from the B&B. An easy walk from the accommodation takes you right into the historic centre of Montefiascone for cafes and restaurants.

Although spotlessly clean there is a slightly unpleasant smell in the bathroom. Suitcases have to be carried down/up two flights of stairs.

The room was spacious, clean and airy. The view from the room and balcony is unforgettable. Breakfast was tailor made and served in the room. Sufficient on street parking, nearby.

Little further from city center than expected. Check in was awkward with manager left and came back late. Restaurant for dinner recommendation was terrible. Cute place in middle of town. Wonderful waitress but food was terrible.

Not sure if it was only me, but it took me a bit more time than expected to find the entrance to the Hotel. The sign was not too visible at was worn out by the sunlight. Other than that, everything else was great!

We loved the view from our room and enjoyed having a glass of wine on the porch. The apartment is very spacious, clean, and comfortable. The main bedroom is separated from the kid's rooms which was a plus. Mel was very kind and helpful while checking in. We had the option of having breakfast in the room or outside, both with exceptional views of the lake. The staff was very friendly and made sure we were always comfortable. Parking is available inside the premises, though it is first come first serve, as not too many spots. There is parking right across the street, very safe. I wish we could have spent more time here.
