staff was not very friendly as they didn’t speak english. when I came back from breakfast, a cleaning lady was in the room although my check out was in half an hour. lacking organization. good views over the lake.

The restaurant as off season seemed jaded. We thought about eating there as value incredible but honestly was too miserable. If eating on balcony over lake would have been different story but not an option this time of year!

Room was spotless and comfortable. Piping hot water in showers. Extra pillows if need and a spectacular view of the lake from the small balcony. Breakfast was basic but at €2.50 per person hard to complain. Coffee , croissants and some sweet cakes and biscuits. There was also some limited fruit and avoidable juice! Staff were also really nice .

Very disgusting & poor breakfast. Everybody is slapping their room doors at any time of the night, not so well isolated.

I would improve the rooms adding air conditioning, especially during the summer.

The hotel is in a nice location, having an external terrace with a view on the Lake Trasimeno, and handy thanks to the closeness with the main highway. Room is medium size but has everything you would need for a short stay.

The description said that the rooms had air condition, but they don't, there's only a fan, which doesn't help much when it's 37 degrees outside. Also, the pool was under construction, and there was no water in it.

Good sleep only with earplugs. -The highway is 50m from the hotel, so you can hear it through the window. Also thin walls and a dog barking all the time. I used earplugs to sleep. -The shower was not nice. It was clean and water hot but the shower head was more like a garden hose and the water was one hard stream. It can be easily fixed by replacing the shower head. -It's close to the lake but there are no beaches. You have to drive to a spot where you can go in the lake. -Everything is slightly old but that's totally okay because it's well maintained. It's just not for you if you want something modern.

For the price it was perfect. -Bed was comfortable, which is probably the most important part! -The view from the balcony is breathtaking. I watched the sunset over the lake. -The room smelled very nice when I arrived. -The interior design was coherent and unique. The style was a mix of artdeco and haiwaiin vibes. -Wifi was fast, which I experienced is not so common in Italy. -Thr booking conditions were awesome (Checkout 13:00, cancel anytime, pay at property)

There was nobody at the Rezeption when I arrived. There was a sign saying you have to call a number. The lady answering the phone didn't speak english. There were bildung constructions going on during my stay. It was noisy and dusty.

The wonderful view out off the window over the Lago di Trasimeno. The big balkony. My two dogs were very welcome and I didn't have to pay anything extra.

Such a pleasant surprise. View is beautiful. My room had a view of the pool and the wonderful lake in the background. Staff were friendly and tolerated me not speaking Italian. It’s an older style place - gives me nostalgia of holidaying in Europe as a child. But it’s clean, great character, and everything in good working order. Very pleased, thank you!

The only issue was that the mini fridge wasn't chilling at all.

The location is amazing, we were given a beautiful corner room with lake view, the room was so bright and airy,the lady in reception very welcoming, the room was very clean. I cannot understand the negative reviews,especially when you stay on a budget.

Very charming and cozy old- style hotel. We enjoyed our stay very much especially the panoramic view over the lake from the room and restaurant terrace. The owner is very sweet and makes the place feel warm and welcoming.
