    The breakfast is average. Not much choice and quality disappointing. It would have been nice to have some help with the luggage on arrival. There was a young man available - but help was not offered. Difficult to find the hotel, more guidance would be helpful. Air conditioning in the room did not work.

    A simply wonderful boutique hotel in an incredible location above the Ponte del Torre and beneath the Rocca, with incredible views across the valley. Lovely wood panelling, spacious rooms, great staff, nice breakfast, and a tremendous atmosphere. Well-located for the old town and restaurants. Very highly recommended - we were here 20 years ago and it is just as wonderful now as it was then.

    This hotel is in the ZTL, which we didn't know beforehand. The hotel registered our car with the police. Plus all parking is on the street.

    The best part of this hotel is it's location. It's over a gorge with great views of that and an aqueduct. They have 3 communal rooms with floor to ceiling windows as well as an outdoor atea. It's also located in the upper area. Our room was nicely decorated. Breakfast was varied and tasty. The staff was friendly and helpful.

    This was probably a 5 star hotel when originallly built in the 1980's but no maintenance has been done since then......

    Unfortunately when we stayed the place was empty (other than us) so the bar was closed. Would have been good to have an aperitif in the beautiful lounge area. Would have liked tea/coffee making facilities in room but I know it's not typically italian.

    Fantastic location and views of viaduct and surrounding countryside. Stylish architecture and decor. Professional and helpful staff. Great value for money.

    Nothing at all. But it would have been nice if we could have access to coffee or tea during the day. And I have wished for the bar to be open!

    Breakfast was adequate, actually. I just would have loved some eggs.😊I love the hotel and the staff. All really gracious and lovely.

    Driving through narrow alley ways to the hotel was quite daunting.

    The view was excellent Hotel interesting layout and convenient bar/cafe nearby.

    Very poor maintenance of the building internally and externally. Dirty balcony with numerous ants and evidently un-cared for "garden" just over the barrier around the balcony. Had to request toilet paper as there were two 90% finished rolls and an extra cushion as there was only one spare for a our double bed (the other I fished from a cupboard full of mouldy smells) and even then I hardly slept as the cushion was awful. Breakfast was very poor and overlooked an overgrown garden which was a shame as the view beyond is exceptional.

    Hotel is worn.. No shower but great bathtub. Breakfast was poor.

    Spectilar view and location at the top of the city. Easy wslking to town and major historic sights. The hotel takes pets. Parking is free. Very quiet location. The rooms are old but clean and comfortable.

    Breakfast could had a better selection

    The room had a wonderful view over Ponte delle Torri and it was comfortable and clean. The hotel's location is excellent with quick access to the Duomo and Rocca Albornoziana and generally easy towards the city's centre. Staff was friendly and helpful.

    Maybe a happy hour at the bar, which was not in service at all during out July stay. The comfy chairs all grouped around the floor ro ceiling windows invite you to take a coffee or a drink there at the end of a busy Spoleto sightseeing day. There is a mini bar in each room, just not the same sense of occasion as gathering in the bar/lounge.

    The view of the Aqueduct from our bedrooms was spectacular. In one of our rooms you could lay in bed with the curtains open...no one can see in....and look at the aqueduct 24/7. It's lit at night. And at sunrise with the gorge still black, the aqueduct lit and the red sunrise sky above, very special sight. Mine host was helpful without being intrusive. Our breakfast person made us feel welcome.

    Very, very helpful staff. Grazia was very hospitable at breakfast, and the desk clerk was always ready to help. Breakfast was great and the room was comfortable. I hope to return. Thank you, Gattapone.

    The entire hotel is very old. We had a lot of problems to lock and unlock our door. The bed quite unconfortable. And the breakfast very basic. The only reason to recommend the hotel is its location

    For a hotel that sells itself based upon it's view, the Windows were appallingly dirty. The bathroom needs renovation. The rooms are charming, but not really comfortable anymore. This place has seen better days, and is still living off its past reputation. With three other 4 or 5 star hotels in Spoleto now, they need to do some work on the place to stay in the competition.

    The Location can't be beat and the views are one of a kind. Also, the parking spots are helpful in spoleto where parking is always difficult. The decor looks like it is straight out of a '60s Bond film, and the staff is friendly and familial. All in all a pleasurable experience, even if a 4 Star rating for the hotel is a bit optimistic.

    While the building is looking a little tired, the location is spectacular, and provides easy access to Spoleto while still being away from any traffic. We upgraded to a superior room, and the views across the gorge made it a truly memorable place to stay.

    Maybe it was just our room but the room was in need of refurbishment.
