Excellent breakfast. Location is walking distance to Historic Centre. Our host was most helpful and a pleasure to talk to.

A large number of traces of killed mosquitoes on the walls of the room, curtains, etc. It can be cleaner.

Breakfast was always the same, simple but tasty. The staff is pleasant, with a beautiful view from the window at breakfast.

It was very hard to find the hotel from the description and address. I was surprised that it was a 3rd floor walk up with no elevator.

The room and the breakfasts were very nice. The location is very good just near the Arsenale and the Musée Maritime.

We liked everything the only thing to be aware of is it’s on the 2nd floor, no lifts, so your carrying your luggage up.

Breakfast choice was rather small.

The staff was very friendly and tried to fulfill every wish. The breakfast room has a nice decoration and a perfect view on the scene. The location is good to reach the Biennale.

The room was small and could barely accommodate 2 open suitcases, one out of necessity on the floor. The shower in the bathroom was so tiny my husband could barely close the doors and he is not an overly large man. There were 2 tiny packets one of shampoo and one of body wash each with only enough for one person’s shower. The first day the cleaner would not give me more though she later relented. The next day I was given more but it struck me as rather stingy for the cost of the accommodation.

The owner, present every morning, was gracious and helpful with advice and suggestions. The view from the dining area was gorgeous and I guess it is that and the convenient location is what you pay for.

Accommodation is located on a good spot not far away from vapporetto line. Also we get room with nice view on Grand canal.

No elevator, super tiny room, view on the wall and the bathroom vis a vis. Poor acoustics - doors between the rooms made it very noisy, bathroom doors not closing, tiny shower and poor water pressure

Very comfortable bed, simple but good breakfast, very nice service at the reception, fairly good spot with the water tram stop nearby... still quite a walking distance from the railway station

Perfect location to stay in Venice.... everything close at hand..breakfast was quaint and Italian and we were just away enough from mass crowds but 10 minute walk to major sites..we had a balcony and watched the amazing deliveries and boats on the water.. fabulous stay

The location was amazing, most stunning and picturesque view from the lounge (our room was not a sea view room). The breakfast was good and set us up for the day. Giovanni was excellent, very warm, welcoming and helpful with any questions. Julia was a delight and very welcoming too. We loved our stay!

- we were given a room with no wifi signal, even so, there was supposed to be wifi in the whole place - our room was divided from another room by some wooden wall and we were able to hear other guests clearly, even when they were just talking - breakfasts was tasty, but the choice was poor and every day breakfast was excactly the same, which may be a problem if someone is planning to stay few days - the staff don't speek english at all

Localization was very good, close to city main attraction (Piazza San Marco) and water train stop. Beds were comfortable and the room was clean. Host was very nice. Breakfast was tasty.
