The transport from and to the airport by boat. The last time we were here, we got a taxi all the way to the hotel. The same when we were leaving. This time we were dropped off in the Grand Canal and had to walk the last bit. On the return trip, we got off at the train station and had to take a taxi for the last bit. No one informed us of this.

Breakfast was excellent, room and the space itself as well. We love this place.

Everything was great. The breakfast could offer a few more home made options.

A truly preserved and well furnished period mansion. All furnishings and decor are authentic. (Many hotels in Venice are renovated and that is not what we wanted). This hotel has a beautifully maintained garden with flowers and an outdoor terrasse where guests can take their breakfast. From the hotel deck any water taxi can take you directly to the airport. The manager and staff are exceptionally friendly and courteous.

The hotel was really a great experience! Very nice building and room, just at one canal. We took the taxi and arrived at the water gate...! Super nice and commited staff! The breakfast was so fresh and good! The location was central but still very calm. The hotel had a garden, very nice and well kept.

While the property has always fully met expectations in the past, this time, the boiler was not working for a day and a half, and thus we did not have hot water and heat in the room for a part of our stay

We have stayed at this hotel many times in the past and very much enjoy the friendly staff. The location is excellent and off the busy streets so it is a place where we can have rest and quiet.

The original room had a water leak and there was quite some noise on the floor above us, which woke us up quite early.

First and foremost, I appreciated the service and especially Darwin as a host. Our original room had some inconveniences, and he offered a different room -- a suite actually -- even before we mentioned anything. The breakfast was quite exceptional with very tasty cakes of all kinds. The beds were comfortable, too. The hotel is in a rather quiet area but still close to the animated parts of the city. Would recommend.
