The only issue was getting our luggage to the rooms - it was a ten-minute walk up and down steep hills and narrow streets every time we wanted to get from the car to the rooms.

The location was amazing - right in the center of old Montepulciano. We didn't have to go farther than our own front step to get to the places we wanted to spend time in and explore.

The walk from where you are permitted to park cars. Bearable, but a bit of a challenge with luggage over cobble stones.

Well designed and thought of furnishings and use of space. Felt like we had the entire floor to ourselves with a private entrance and stairs in between the 2 units, it happened to be available the way we requested it. Great location! Some walking needed as ZTL’s are in place for the majority of place but well worth it. Had the most amazing view of the Tuscan sun setting just around the corner. Amazing magical place this little lovely town. Great view of the vineyards from the distance.

Room was well appointed and very nice decor, although our room had a very narrow staircase into the room, difficult to bring luggage up, but it seemed our room was the only one like this. Location was close to main piazza and if was lovely to have a lift, rare in Italy. Didn’t meet the staff, self check in and out.

The hike up 3 steep hills with luggage is not a joke. In the 36 degree heat, it was awful. The fact that no luggage service is offered is a big miss.

The small windows, but it was still incredibly light and bright in the mornings.

Very central location with brilliant views even with the relatively small windows. It was a very comfortable stay and we received clear communication from the hosts to self check-in. This was one of our favourite locations in Tuscany! We expected the stairs up to our room in advance based on previous reviews so didn’t take our suitcases and packed a small overnight bag, which was definitely the best choice as made it very easy. Also you wouldn’t want to drag a big suitcase around this town either as very hilly, although there was parking relatively close. We just took a wrong turn and couldn’t find it!!! An absolute must visit is La Grotta for dinner, one of the best restaurants on our Italian road trip.

Parking instructions especially given that Parking 6 gets so busy. Alternatives should be given or recommendations to come by taxi! Coffee machine was not the cleanest and the instructions are incorrect - we had to google it.

Good location even with all the stairs to get to the property from the car park. Luckily there is a lift once in the property. It's quiet and perfect for one night. Communication was good even if a bit impersonal.

I didn't like that we were able to hear the occupants of the room next/up from us. As we sat in the living room we can hear VERY CLEARLY what was going on i.e. coughing, sneezing among other sounds. My comment here is based on our stay. Your stay may be different. Out of respect for other occupants, I don't know if this location would be suitable for families with young children. Our bedroom noise was fine as it was on the opposite side of the room. I would also recommend having a small safe inside the room.

Our room was the San Francisco which was located on the second floor. The building was very clean as was our room. All the amenities worked perfectly. The 3 room apartment was perfect for my wife and I. Nice touch with the bottle of wine and water on arrival. Keep in mind that its Montepulciano and the city is very hilly. The location of Palazzo Falcinelli is a short walk in relation to parking area 8. Nice countryside view from the windows.
