Bathroom in need of upgrade, would be nice to have kettle / coffee machine in room, hotel could do with modernisation

Air conditioning was very dusty and kind of dirty. The bathtub only had a rain shower. The room was nicely redone but not very clean.

One small mishap was that we had arrange a pick up form the train station and had to phone them to remind them - but they remedied it fast by sending a transfer ASAP

The hotel is stunning- from the outside it is a historical building but has been renovated with all the modern fittings and comforts. The room was clean and had an amazing view of the lake (the Hotel had upgraded us to a room with a view which was very appreciated and a lovely surprise) - top quality amenities from the linen to bathroom toiletries. The hotel is on the water (unfortunately we where there on a overcast winters day and so could not maximise the pool and all the outdoor facilities) but could see that it would be amazing in warmer weather. The breakfast spread was extensive and delicious- it catered for all dietary needs and the staff were attentive.

The electronic control system in the room was really confusing - no labels on the touch buttons The bathroom toilet was square and uncomfortable The basin taps were infrared controlled but water didn't flow for more than 5 seconds - very tricky to fill a basin or wash hands

Some basic things would make a major difference: stairs into the lake, rather than a slippery rock; a bath plug (we asked for one but it never came); someone on duty at the pool all the time (we had to go hunting for someone to get towels on the second day); enough toilet paper without having to ask. For the high price, we would expect these things to be sorted. Probably not the hotel’s fault, but the modern art in the lake somewhat spoiled the view!

Incredible location, good pool, good seats.The food in the restaurant was exceptional, if a little expensive. Breakfast service was excellent, very good food service. Valet parking.

The pool walls were covered in fake tan and sun tan lotion which put me off swimming in it. We swam in the lake instead.

Great location on the lake. Water was very clean and you could swim from beside the pool. Staff were friendly and helpful and the food was good. The local village was near by with plenty of restaurants. Boat trips to the island from the square. It is smaller and less busy than other lakes which we really liked. A great relaxing break. Their was a music evening with special food which was excellent, really enjoyable. Great location to also go to Lake Maggiore. We went to Stresa and the islands which were very beautiful especially Bella.

Our room lacked proper curtains or shutters which made the room very hot in the late afternoon. The problem was compounded by the ineffective airconditioning that didnt cope. Word of advice: Do not simply follow your GPS and drive through the very narrow one-way streets of Orta to the hotel as we did. Locate the proper access before you arrive.

We had booked a room with a balcony but got a room that only had a french balcony. When we pointed this out, they gave us a room with a proper balcony :)

Pool area with possibility to also swim in the lake. The location is super good, and the view from the room/balcony (superior with lake view) is fantastic.

I had the junior suite but the AC was not working so they had to promote me to the suite! but even in the suite the aircon condensed and was dripping! So not very nice in this heat. My son a superior room, which again was very nice but turned out near the breakfast area and it was noisy from early morning ! There were no coffee machines in the rooms and although when asked provided a kettle but with Nescafé ! No tea available… so the little touches that make or break a hotel were not available which is a shame as the place has so much potential! One feel that it runs on its own 😞. Plus the breakfast was very average with stale croissant

The rooms themselves were in need of renovating. Perhaps 40 years ago they would have been great but sadly our villa room with lake view had a bathroom in need of new fixtures and furniture worse for ware (not in the antique way but in the purchased in the 80’s kind of way. The fridge needed a good clean as the heat had produced mildew and the room in our smaller room had a leak in the ceiling probably because the air conditioners were working overtime (and they were struggling with their load and condensation build up in the pipes i suggest.)

Awesome location. Swim in pool or lake. Restaurant was perfect. Walk around town was magical. The property was sumptuous (except for the rooms) the staff were lovely attentive and professional. While the rooms were a little dated, the linen and beds were very clean.

The location to town was a 2 minute stroll. We loved being right on the lake, and having access to the pool and the lake for swimming. The staff were friendly and helpful. The views were spectacular and everything was very clean.

Coffee could have been hotter and stronger.

Good variety of breakfast foods. Continental pastries and croissants as well as English style scrambled eggs and bacon. Staff very helpful.
