Comfortable… Warm people… Good location out of the busy downtown area but within 10 minutes. Great combination of beautiful countryside and a great base for seeing many of the towns in Umbria. The on-site restaurant was a plus for a comfortable breakfast and occasional dinner. The patio was a great place to take this in with a view of the valley before you.

We are riding a motorcycle and the lose gravel and lack of grading of the driveway made my wife concerned as we would ride up and down it. Also at the intersection of the entrance and another connecting road there are high berms of soil, so it's very difficult to see vehicles from the other directions coming when you arrive.

The agritourismo is situated about 2 kms outside Spoleto with a spectacular view of La Rocca and the old town. The breakfast room allows you to see this view at any time. The breakfast room itself has plenty of seating for the guests and serves a very good breakfast with attentive staff. Our room, was particularly roomy and faced out over the pool setting.

The fridge is shared between three flats and there was no freezer. However, there were no problems with sharing the fridge, and the friendly staff helped us with our cooling bags by storing them in the freezer. As a result I have nothing to complain about.

The location is located right next to the via flaminia, which makes it easy and fast to access anything in central Italy. I didn't hear the road traffic in the facilities or the room. View is superb and includes the Rocca Albornoziana of Spoleto in the distance. Eating at the location was also great.

Well what can I say about this place! we booked for 2 nights and simply fell in love! we extended and had 4 nights in total. The views, the staff, the rooms, the pool and especially the food were wonderful. Would highly recommend the evening meal option as it’s wonderful value for money and OMG tasted amazing! Full credit to the chef! unfortunately it will only let me rate it 10/10 but I would rate it much higher!!! definitely 100% recommended.

I enjoyed a lot the breakfast that is served in the central house. guest rooms are located few steps away. So you have the feeling that you have your own flat! Spoleto is really close. You can also visit Terni, that isn’t so far away.

Everything was perfect.

Lovely hotel. Just outside Spoleto so you need a car. Big room and big bathroom, well equipped. We were able to park directly outside our room. Staff were lovely and very helpful. Used the swimming pool twice. Water is a bit cold but fine once you are in. Nice breakfast.

We had dinner at the hotel on 3 evenings - great food, good value, friendly service - and lovely to sit on the terrace with views of Spoleto. Although we were staying in the modern accommodation which obviously doesn’t have the character of the main building, the room was spacious and immaculate. We loved the pool!

We were disappointed that we were not informed ahead of time that the restaurant was closed. We scrambled to find something open and ended up at a trucker bar with greasy pizza.

The room was very comfortable, the swimming pool was great, and breakfast was lovely. Frilly the dog was very friendly and good at begging for food openly but somehow discreetly!

Beautiful location! We loved it here. So close to Spoleto but out in the countryside. The dinner at their restaurant was extremely enjoyable and worth it! We wish all places offered such a nice setting for dinner. The rooms were very comfortable and enjoyable.

The breakfast was ok (bread, cheese, ham, etc.), but an addition of eggs and toasts would have been wellcomed. The gravel road leading from the main road might seem a bit iffy at first look (especially at night), but it shoudln't really be a problem, as the drive is really short.

The compound include about a dozen rooms in three seperate buildings that are detached from the main house, providing a lot of privacy and quiet. We enjoyed being right in the middle of nature, in a very quiet place but at the same time only a minute drive to the main road (SS3) and less than 10 minutes from Spoleto itself. The rooms themselves were brand new and very large, and the beds were comfortable. There's even an outside seating area in each building where you can admire the view. As a bonus, the owner seems to be a real music lover, so the rooms and commons areas and full of music-related posters and artifacts. If you do not want to drive to the city to dinner, there's also a restaurant, which we haven't tried.
