How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

A beautiful classic Japanese house with very small spaces inside with thin walls. Need earplugs, which were not available in the hotel

Loved the place; it was located in a great area, and the property itself was very nice. Everything was super clean, any toiletry you could possibly think of was provided, and the shared space was very cozy and homey yet traditional. The owner, Tommy, was beyond helpful and so kind. He also made the best breakfast sandwiches every morning (wish I asked for the recipe)! Definitely will be returning.

Wonderful and very helpful host. House is a beautiful blend of modern and old design. Right next to a large train station. Very comfortable common area and spacious and accommodated facilities. 10/10

Be carefull with the stairs, to access the room, they can be quiete tricky

The placement of the bunk beds were a bit too close together, which made it a bit difficult to move around.

The guest house was intimate and traditional, qualities I find nostalgic and exactly what I was looking for. The facilities were clean and modern but had tatami and futon flair. Tommy was exceptionally kind and attentive, by far the most hospitable during my entire stay in Japan across many hostels and guest houses. Guest house Oumi will be my first choice every time I come to Kyoto.

The period when the hostel was closed 12:00-17:00 was slightly inconvenient; however you probably wont run into any issues due to being out all day.
Staff was very friendly, whole place was cleaned every day. Close to Nijo station to take transport around Kyoto.

Nothing. Everything was beyond expectations for this price.
The space and rooms were very cozy. The bed was comfortable and the shower was clean and had all amenities you could need. The owner was super nice. He makes sure you don't have any troubles, makes you breakfast and is very attentive.

It was the best hospitality I’ve ever received in my life. Tommy made me feel like I was a guest in his own house and never as a costumer. He takes care of every small detail to make sure he offers the best experience. I can’t avoid mentioning of course the amazing breakfast sandwich he prepares for you hot ones you are awake. Next time in Kyoto I’ll most definitely choose the same accommodation.

Not really. Only thing is that the staircase is really steep and it need to be very careful when going up and down.
Tommy san is very nice and helpful in many ways. The sandwich he made for my breakfast is very tasty. The bedroom setup is also very cozy as well.

I’ve never stayed in a guest house like this before so I didn’t really know what to expect but it was a wonderful experience and if I come back to Kyoto I’ll definitely be back. The host, Tommy, was so kind and I met a lot of very interesting people staying here.

The staircase is a little steep, but Tommy offered to carry our luggage for us.
Few minutes walk to the Nijo JR station, strategic location. Tommy is very nice and friendly, he makes delicious sandwiches as well. Glad that we had chosen here during our stay in Kyoto.

The room was really tiny and the beds quite hard, even for Japanese style rooms.
Tommy is the kindest host, very polite and attentive to all of the guests. He also makes delicious egg sandwiches for breakfast.

The place itself was super cosy and it felt like home from this first second on. But that mostly was because of Tommy, who made this stay just perfect. Such a friendly human being, super helpful, kind and respectful. I would love to stay again. I’m quite tall (192cm) and the bed was a tiny bit short, but still very comfortable and I slept like a baby :) highly recommend this place. And the sandwich for breakfast was so good!

Loved the breakfast and green tea. Tommy was so helpful gave us a great recommendation to see Toji on the 21st because there was a monthly festival going on with loads of great market stalls.

What made my stay at Oumi great is not just the cleanliness and comfort of the facilities but the hospitality. Tommy is an amazing host and always made me feel comfortable and like Oumi was my home.
