Beautiful home. Staff were informative and so kind!!! They even let us check in early and check out late. I couldn’t recommend it enough. If you’re thinking of booking this place for your stay in Kyoto, DO IT!!! Made our trip infinitely better!

It truly was a home away from home, and the perfect base for exploring lovely Kyoto. Everything was really outstanding, and we enjoyed every day. Yumi, the owner, was so helpful and sweet! +++ - Two toilets - Nice shower & bathtub - Kitchen w/ drip coffee & tea - Comfortable beds - Beautiful garden - Zou coffee (crepes & coffee) next door - Traditional room in the middle of the house - Aesthetically beautiful details in the interior - Perfect location (train, bus, subway, 7/11 and restaurants)

If I had to mention one small thing — there was no conditioner provided in the shower. Honestly though, that’s the only downside I could think of. Everything else was absolutely amazing!

I absolutely loved my stay here. The building itself is very historic, which really immersed me in the local culture, but the space is also very modern, clean, and cozy — the decor looked straight out of a magazine. I’ve stayed at a ton of hotels and this was by far the nicest. The host was the best I’ve ever had — more like an Airbnb experience. She was incredibly friendly, spoke both English (like a native speaker) and Japanese, and really made my stay special. The location is super convenient too — close to the bus stop, train station, convenience stores, and even a Michelin-starred ramen shop. I would definitely stay here again.

The property is great, spacious enough for our group of 5, with cooking facilities, and nearby konbinis and restaurants. There's a lovely coffee shop next door so you can start your day off with a coffee and a crepe. The welcome was warm, with lots of useful information, maps, and recommendations about Kyoto. The manager can be contacted by WhatsApp if you have any additional questions. The walk to the main station is not too far, and there are bus stops very close to the property that allowed us to get around easily.

Great value given location and spacious residence. Close walk to park, aquarium, train station and ready access via bus to markets etc. Crepes and coffee available right out the front also, delicious.

Family of 6 enjoyed our lovely stay in this amazing renovated inn. Great facilities/ two toilets and creature comforts especially in winter. Great location and walking distance to train stations and local buses. Kids and adults enjoyed the crepe cafe next door morning coffee and crepes.

Nothing to say here!

First off - the host Yumi was the best.. took the time to check us in and explain the amenities of the house (all amazing and authentic - beautiful renovated Japanese architecture). Loved everything about this place and so warm in the middle of winter. Walking distance to buses and train station - plus Kyoto Aquarium and a raft of fabulous restaurants within 10 minutes. Yumi also gave us a quick run down of places to visit and do as first timers in Kyoto - really enjoyed our stay. Also want to mention the Zou Coffee downstairs - Best coffee and Best chai we found since arriving in Japan! Our son also adored the strawberry with chocolate and cream crepes! Will be back!

Everything was absolutely perfect!

Extremely friendly arrival, by Yumi and the staff, they were extremely polite and gave us a full in depth tour of the property, as well as sitting down with us to give tips on our itinerary and the best places to visit whilst in Kyoto. Yumi was very responsive, and went above and beyond to also deliver a hoodie that was left behind at the property in Kyoto, all the way to Tokyo! Couldn’t have asked for a better host and stay in Kyoto!

A beautiful renovated old house in traditional Japan style. We loved the traditional feel blending with the modern amenities of the comfort we look for. Several rooms created more privacy and comfort. A must in Kyoto!

Home away from home. We have been traveling for a month and have been to several places through Booking rated above 9 and this is by far the best experience we have had!

Our stay at Yumi’s was perfect. The house is beautiful and very well equipped. It’s an excellent option for an authentic stay in Kyoto for a fair value. It’s located in a quiet neighbourhood, a little far from the touristy areas, which was exactly what we looked for. Also close to the station which was very practical!

The location was a bit further than we realised from the main sights in Kyoto. We were a few kilometres from any sights, so hired bikes and would ride to different areas daily. However, with young toddlers, this tested their tolerance levels so it started feeling hard to get out (as opposed to our time in Tokyo, Hiroshima and the snow). If travelling with other adults or older children, I don’t think location would be an issue. However if travelling with young children, I’d recommend staying closer to Gion or at least Nakagyo Ward.

We stayed here as a group of 2x families with young children. Architecturally beautiful accommodation. Lots of space by Japanese standards. Room sizes comfortable, with 3x bedrooms. Convenient having 2x toilets and large living spaces. Staff were extremely responsive and helpful.

Loved it all but the stairs to the bedrooms are steep and may be difficult for some to navigate .As the bathroom and toilets are downstairs this may be a consideration for less mobile visitors. Not a problem for our group. Everything is well lit.

Everything! Check in very easy. Yumi and Javier so helpful and accommodating, even made dinner reservations for us. The house is beautifully decorated, traditional with modern facilities.. Washing machine, heating, lighting and garden view. So stylish. Lots of space . Very 5 star. Perfect for our group of 3 couples, plenty of room. Thoroughly recommend.

Didn't have anything that I didn't like

Loved everything, the garden, bathrooms, rooms, available utilities, etc. The host walked me through the home to let me know where everything was - she made check in really seamless. The whole place was very clean, and my friends and I were in awe of how big and comfortable the space was. Would definitely come back and stay here again!

All was amazing only thing it’s far from the downtown.

Everything exceeded our expectations, the house was very clean, everything was included better than a 5 star hotel. They even had toiletries for my 5 years old and slippers. Rooms were very big in size with comfy beds. We loved the beds on the floors as well and we slept really good. The host was very friendly and spoke good English. Greated us at the entrance and gave us all the information we need in Kyoto. Location far from downtown but very close to bus station, many restaurants near by and supermarkets. The best part about the location in the public park and aquarium amazing for families. Highly recommended for a traditional Japanese house. A plus the house have a small cafe with amazing coffee and crapes.

Host Yumi, tooks us around the house and also help us go through the neighbourhood over the map and also helped us with couple of dinner booking specially with language barrier. Will stay again at the property. House is close to the train stations to go around Kyoto and have multiple bus services also available.

The house is stunning, better than any 5 star hotel. Very spacious and with lots of natural light, beautifully decorated, and has a pancake cafe at the front, so breakfast was easy.

There was some light entering the room at night and we wanted to know how to turn the lights out so that my wife could sleep better since she's light sensitive, even with mask.
