United StatesIf I had to mention one small thing — there was no conditioner provided in the shower. Honestly though, that’s the only downside I could think of. Everything else was absolutely amazing!
I absolutely loved my stay here. The building itself is very historic, which really immersed me in the local culture, but the space is also very modern, clean, and cozy — the decor looked straight out of a magazine. I’ve stayed at a ton of hotels and this was by far the nicest. The host was the best I’ve ever had — more like an Airbnb experience. She was incredibly friendly, spoke both English (like a native speaker) and Japanese, and really made my stay special. The location is super convenient too — close to the bus stop, train station, convenience stores, and even a Michelin-starred ramen shop. I would definitely stay here again.

United KingdomThe property is great, spacious enough for our group of 5, with cooking facilities, and nearby konbinis and restaurants. There's a lovely coffee shop next door so you can start your day off with a coffee and a crepe. The welcome was warm, with lots of useful information, maps, and recommendations about Kyoto. The manager can be contacted by WhatsApp if you have any additional questions. The walk to the main station is not too far, and there are bus stops very close to the property that allowed us to get around easily.

First off - the host Yumi was the best.. took the time to check us in and explain the amenities of the house (all amazing and authentic - beautiful renovated Japanese architecture). Loved everything about this place and so warm in the middle of winter. Walking distance to buses and train station - plus Kyoto Aquarium and a raft of fabulous restaurants within 10 minutes. Yumi also gave us a quick run down of places to visit and do as first timers in Kyoto - really enjoyed our stay. Also want to mention the Zou Coffee downstairs - Best coffee and Best chai we found since arriving in Japan! Our son also adored the strawberry with chocolate and cream crepes! Will be back!

Extremely friendly arrival, by Yumi and the staff, they were extremely polite and gave us a full in depth tour of the property, as well as sitting down with us to give tips on our itinerary and the best places to visit whilst in Kyoto. Yumi was very responsive, and went above and beyond to also deliver a hoodie that was left behind at the property in Kyoto, all the way to Tokyo! Couldn’t have asked for a better host and stay in Kyoto!

It’s located in a quiet neighbourhood, a little far from the touristy areas, which was exactly what we looked for. Also close to the station which was very practical!

AustraliaThe location was a bit further than we realised from the main sights in Kyoto. We were a few kilometres from any sights, so hired bikes and would ride to different areas daily. However, with young toddlers, this tested their tolerance levels so it started feeling hard to get out (as opposed to our time in Tokyo, Hiroshima and the snow). If travelling with other adults or older children, I don’t think location would be an issue. However if travelling with young children, I’d recommend staying closer to Gion or at least Nakagyo Ward.
We stayed here as a group of 2x families with young children. Architecturally beautiful accommodation. Lots of space by Japanese standards. Room sizes comfortable, with 3x bedrooms. Convenient having 2x toilets and large living spaces. Staff were extremely responsive and helpful.

AustraliaLoved it all but the stairs to the bedrooms are steep and may be difficult for some to navigate .As the bathroom and toilets are downstairs this may be a consideration for less mobile visitors. Not a problem for our group. Everything is well lit.
Everything! Check in very easy. Yumi and Javier so helpful and accommodating, even made dinner reservations for us. The house is beautifully decorated, traditional with modern facilities.. Washing machine, heating, lighting and garden view. So stylish. Lots of space . Very 5 star. Perfect for our group of 3 couples, plenty of room. Thoroughly recommend.

Everything exceeded our expectations, the house was very clean, everything was included better than a 5 star hotel. They even had toiletries for my 5 years old and slippers. Rooms were very big in size with comfy beds. We loved the beds on the floors as well and we slept really good. The host was very friendly and spoke good English. Greated us at the entrance and gave us all the information we need in Kyoto. Location far from downtown but very close to bus station, many restaurants near by and supermarkets. The best part about the location in the public park and aquarium amazing for families. Highly recommended for a traditional Japanese house. A plus the house have a small cafe with amazing coffee and crapes.
