We had an amazing stay at Villa 49. We were upgraded to a bigger room which was very clean and lovely view. We had breakfast and dinner here and they were both exceptional. The highlight was the staff who treated us amazingly. They were very kind to our 7 month old aswell. Highly recommend.

Excellent stay with a beautiful view. The staff are super friendly and helpful. Shanani cooked amazing food and I mostly ate at the villa because it was home cooked which I absolutely loved and reminded me of home. Thank you for making me feel like home. She also provided you with a driver who took me around Kandy and I saw some beautiful temples

Exceptional hospitality, amazing location by the Kandy lake, a walking distance from major attractions. Special mention for the host, an amazing lady who took good care of us and her staffs as well who were just wonderful in terms of greeting and helping us.

We had a wonderful stay at Villa 49 in July. The location is perfect and you can access the City or Temple of the Tooth on foot by following the pavement on the left side or the right side of the lake. Our host was very friendly and welcoming and helped us to get access to a beautiful cultural dance on our evening of arrival. Breakfast was great and the egg hoppers were one of the best we had in Sri Lanka. If you are looking for a comfortable, homey stay close to the city, I would highly recommend villa 49!

Strictly everything was perfect : the room spacious and clean, the breakfast - the best hopper we ever eat. It was prepared by the owners who even shared her secret to make it ! - the charming decorated house, and the location close enough to go by foot to Kanye lake and the city centre, and the very nice personnel.

Beautiful authentic rooms close to Kandy Lake. We spent just one night at Villa 49, our first night in Sri Lanka. We travelled as a family of four and stayed in a family room. We found it very good value for money, authentic and much more personable than a larger hotel. The decor was very sweet. We enjoyed a delicious breakfast and found Shanani and all staff to be friendly and attentive. Shanani helped us arrange a day tour of Kandy by Tuk Tuk, visiting temples and the Botanical Gardens, and onward travel with a taxi to our next destination.

Lovely rooms, very comfortable. Villa 49 was away from all the traffic in a quiet location but a short walk to the lake and city centre. Dinner was delicious. The owner was very friendly and helpful. Thank you!

We got upgraded to a lovely top floor room with a large terrace, beautiful view of Kandy below. Within walking distance to the temple and centre, shops nearby. Staff were welcoming and attentive and the breakfast was plentiful, with the best coconut roti we had so far.

Central and individual hotel with a massive room with an equally massive private terrace outside. About 10 minutes walk from Kandy Lake and we were able to have an evening meal there. Our hostess is an excellent cook!

Fantastic views looking towards Kandy. Really enjoyed watched the wildlife in the trees and roof tops first thing in the morning. Host also super helpful when asked for help.

The only downside maybe is that there is little common area to chill/relax. For parents like us who spend the evening at the property once our kid is sleeping, it is handy to have a nice terrace or garden to enjoy.

Beautiful villa at the edge of the lake. We enjoyed the location a lot, from where you can easily walk along the lake to town/temple in 15min. The owner is nice and takes good care and has a few good tips. The house has a lot of charm but could use some renovations soon.. We also enjoyed a nice breakfast with homemade hoppers and home made jams, as well as a nice rice and curry.

The property was in a great location with views of the mountains. Being smaller than other hotels it felt more personalised and we were able to chat with Shinana and learn more about the local area. I would highly recommend this hotel.

Nothing - we loved it all!

Travelled with my husband and 5 year old son and we were made to feel so very welcome by the hosts. Our room was large and very comfortable with good air conditioning and en suite bathroom with plenty of hot water. Breakfast in the morning was fabulous with hoppers, freshly squeezed fruit juice, plentiful choice of fresh fruit, toast and home made jam that set us up for the day. Location was perfect at the end of Kandy Lake and a 10-15 minute walk into the main Town centre. However getting a tuk tuk is really easy if you don't fancy the pleasant walk along the lake. Shenani organised a tuk tuk to collect us from the station on the first day, tickets to the Cultural show, tuk tuk tour of the area and a taxi for our onward travels. She was so accommodating and full of helpful tips to make the most of our 3 night stay. We would happily stay here again.

A welcoming guesthouse, with the best possible owners and staff. This isn’t a polished hotel experience, but rather a cozy guesthouse, and the room had everything you’d need, felt very safe, and was in a pleasantly quiet part of town easy to access the lakeshore path to walk along into the city center. I didn’t eat here, but the lovely owner offered to make me a snack when I arrived, and then in the morning, made me a delicious pot of tea before I departed — based on the quality of the tea, I wish I’d tried her cooking as well! Overall, a nice base for exploring the city.

Very nice location, three minutes from the lake, ten minutes from the Temple of Tooth, still quiet. Very friendly and helpful staff, tasty breakfast (home made marmelade!) and dinner. We got the beautiful room on the top floor with a large terrace and super view. It is not a luxury hotel, but very charming and personal, and good value for money.

10/10 without hesitation! Everything was great, huge tasteful rooms with comfortable beds and pillows. Delicious home cooked breakfast and the staff were warm and friendly. Whilst we had a driver, the location would be an easy 10-15 minute walk to the town centre but the stay is perfectly quiet. Make this your stay in Kandy, I’m sure you will not be disappointed.
