The beach is not private and open to public. It is a sandy beach, therefore it is difficult to go in and out off the sea. You need to walk 3-4 minute from the parking lot to the hotel and if you have large heavy luggage than you need someone to help you.

It is in the heart of Old Town. Staff was very helpful.

Front desk staff was rude and extremely abrasive when we arrived. This set the tone for our stay. Additionally, the bath tub was rusted and unclean.

There could have been a bit more choice for the breakfast menu. The food itself was very nice though.

Definitely the most beautiful place at the beach front in Budva. Especially if you rather prefer staying in a smaller more authentic place rather than a large hotel complex.

Small rooms without air conditioning - so very hot and stuffy at night. I think they need new pillows too - they are very thin and lumpy.

Unfortunately the air conditioning wasn`t working when we were there and it was 30 degrees outside. Despite the clean and comfortable bed, I could barely sleep at night.

We were little disappointed with the room, looked a bit dated but had a good size bathroom, comfortable bed, sea view, very quite so positives covered the negative feeling xxx

Great location, if you want to be in the old town of Budva which we believe you should it can not get any better. Amazing people so very helpful, they know their home town well and give you great advice on everything if you ask them, very polite, cheerful and beautiful. The taxi service they orginesed from the Podgorica Airport worked so perfect too. Highly recommended xxx

Although I appreciate the effort and it is nice to have fresh breakfast in the morning, "a la carte" breakfast is not my cup of tea, as I like to have more options but to choose what the hotel chef has selected for the particular menu. Also, it was the New Year, and even though we turned off all of the heating devices, the room was just too warm, so opening the window was the only solution.

Staff is efficient and polite; rooms are little but cozy and clean. Location is perfect to explore Budva, in the heart of the old city. We got a reasonable rate, as we booked our stay a couple of months earlier.

Nothing significant. Hotel is boutique hotel so lacks some facilities (i.e. gym) but this wasn't an issue for me. No lifts may be a challenge for some but help is available for taking luggage to rooms.

Transfer from Dubrovnik Airport took a long time both ways due to the long queues at the border, would suggest flying to Tivat Airport if at all possible although flights are more limited. Taxi was very good and made sure they allowed plenty of time for the return journey to the airport.

Rooms were kept really clean and were comfortable and well equipped. The choice for breakfast was excellent with great views looking out over the beach. The restaurant on the roof terrace was really special lovely surroundings with great food. Reception staff were always extremely pleasant and helpful.

the main reason i booked this hotel was their sister hotel in Podgorica where i stayed few days earlier. Hotel in Budva didnt live up to expectation. Here are some things you may want to know: - there is no lift at the hotel. - staff was reluctant to help with luggage (they actually asked restaurant staff to help out, so it is understandable that they were not happy about it). - receiptionist at check in was not informative at all. tried to avoid questions and get her job done faster. - parking card was charged for three days even though i received it only at check out. - hotel charges for sun chairs as well, while you can have it for free at nearby luxury hotel. since the luxury hotel doesnt charge for parking either, rate becomes almost the same. - very week wifi - noise from rooftop restaurant late at night (moving chairs) - double bed is actually two single beds combined - blanket not long enough - most definetely not worth the price.

Not able to open windows due to loud air vents outside window. We gave the flight reference to the desk in order to organize the transfert to the airport. The hotel should be used to advice and organize this basic request ! Finally we missed our first plane !!! The taxi driver arrived 30mins later than requested by us. And the hotel has the idea that we gave a wrong meeting time. Anyway we are still thinking that the hotel should be aware about a long time it take to ride to the airport and advice the customer based on the flight schedule ..that joke cost a lot !!

Had high hopes for this hotel. But was disappointed. The hotel tries hard to keep its grandeur but everything wears out, the design and decor look a bit shabby - chipped mirrors, scratched bathtub, sink and furniture, stained curtains. But this can be overlooked if it had been more ergonomic and guest friendly. The goal of the hotel is to provide a comfortable environment for its guest but not emphasize its style and decor, e.g. There's no luggage rack in the room and the doors of the wardrobe are so narrow that you can't squeeze even an S-size suitcase into it. So do you need a stylish bulky chair in a 20sq.m. room or some place to put your luggage? Sockets are behind bedside tables, you have to move them aside or crawl on all fours to charge your gadgets! And there are many things like that which make your stay not that comfortable. There's a very unpleasant smell in the room. The floor was not quite clean. There was no iron in the room, although it was listed in room description. No view from both of our windows (maybe it' st he price you have to pay for a hotel in an old building), moreover the a/c systems are located there inside this well and on the roof, so it's awfully noisy if you open a window, even with your windows closed you can hear this non-stop noise. No blackout curtains. Very rough and coarse towels and bathrobes (you can't put it on your suntanned skin). Bathtub is tiny. When they say breakfast on the terrace they do not mean the roof terrace (although all the photos show it) but the terrace just outside the fortress with lots of tables and no privacy or quiet, since it's near the major route to the beach and entrance to the fortress. But the major thing you should be prepared if you book a hotel in old Budva - no parking inside, so you'll drag all your suitcases all the way from the parking to the hotel in the heat and don't forget that streets are stone paved....

The breakfast though is really great - you can choose from different set breakfasts and have different combinations. They serve fresh orange juice, American pancakes, yoghurt, eggs and what not! The staff are friendly and helpful

The reception staff were lovely but the waiters and staff on the beach were a little rude - perhaps not fans of British tourists. The wi-fI was really bad and hardly ever worked. The room was pretty basic with no much character and the view wasn't particularly good. It would also be good if there was a toilet available near the beach or access from the hotel out the back direct to the beach.

We were surprised that there was a beach party with extremely loud music on the 'private' beach every day. We felt it was impossible to relax and read a book so we moved to the beach next door. This was a fine alternative albeit somewhat expensive (25 euros).

On the first floor you do hear early in the morning most movements below in the breakfast room and kitchen, which is unfortunate if you prefer to sleep in. Expect any view only on upper floors. The biggest surprise, to be fair not directly Influenced by the hotel but related to your stay, is the parking. The closest one will charge you over 40 eur per day as they charge by the hour, but you find out only later.

The first room we were given was facing the wall and the whole airconditioning pipes were so close to the window. Therefore we couldn’t sleep because of the constant and irritating noise coming even when the windows closed! There was no wifi coverage at the room and bath water wasn’t hot. We complained about the room and they’ve changed it to a slightly better one. At least the wifi worked in the room this time. Hotel has no free parking and it’s a big problem in the old city as overnight parking fees reach 40 Euros per night!!!! Hotel has a nice beach but even though you are a hotel customer its not free! you should still pay 10 euros for an umbrella and sun beds which was pretty a rip off..

The AC doesnt work well. We also werent able to enjoy the rooftop terrace restaurant because it wasnt open the entire time of our stay and they did not let us know. Also, the beach was not set up for the summer yet, so we couldnt really lay on the beach. We went the very end of May and they said they would not open up the restaurant or set up the beach until June. Just a heads up in case you are traveling on the earlier side of the summer.

Great location. Staff was pretty friendly. The breakfasts included in the morning are very good. We ate by the beach every morning and it was perfect.

Nice hotel just inside old town walls. Choice of restaurant for breakfast, either beachside, or on piazza by city walls.
