-Unfair waiver policy requiring guests to sign that they’ll be charged for blood stains on sheets. These stains are common and easily cleaned, which makes this policy seem unnecessary. -Blood-stained sheet provided in the room, despite the waiver. We asked for a replacement at check-in, which was provided immediately. However, This should have been checked more carefully before preparing the room. -Inefficient check-in process requiring guests to provide redundant information (name, phone number, etc.), even though this is already available from the booking and a copy of your ID is made. -WiFi signal is weak and intermittent; the WiFi codes in the room don’t work, and you need to get the correct codes from the front desk. -Physical key required (less convenient than electronic locks).

-Cleanliness 10/10 -Air conditioning -Big TV -Friendly staff -Nearly brand new hotel, great value. -Hot water in the shower -Plenty of electric outlets -Front desk staffed from 7am to 11pm (not sure if access is available after hours) - Easy walk along the canal to Playa Chahué. The walk is pleasant, with sidewalks, shade trees, and many people jogging or walking their dogs. -daily room cleaning available if desired. -drinking water is sometimes available in lobby.

It would have been a pleasant addition if they had a pool, especially considering the warm weather in Huatulco during March, with temperatures reaching around 34°C throughout the day. Although I only stayed for one night, I couldn't help but think that having a pool would make it an even more appealing option for a vacation spot next time.

I was thrilled with the price and blown away by the sheer beauty of the room and bathroom. The door to the room was like something out of a bank vault, but surprisingly elegant. The bathroom was spacious and luxurious, and I indulged in a fantastic shower experience. It truly felt like I had stepped into a lavish 5-star hotel. Moreover, I was impressed by the staff's impeccable English skills, which made communication a breeze. Not only were they fluent, but they were also incredibly accommodating, ensuring that every aspect of my stay was perfect. It was an experience that exceeded all expectations and left me feeling pampered and well taken care of.

Long flight of stairs to get to the 2nd floor room, and intermittent wifi. Couldn’t get enough signal for tv, but we didn’t watch tv anyway. Front balcony was nice, though very hot in the afternoon.

Modern, clean, well located in La Crucecita neighbourhood. Air conditioning a plus! Staff very friendly and helpful! Walking distance or short cab to Centro or beaches.

We had a few problems with internet and TV, and changed rooms due to a plumbing problem... but everything worked out. I would have likd having a little fridge in the room The staff did everything they could to be helpful and make our stay a pleasant one.

This is a lovely new hotel with very wonderful, helpful. friendly staff!! It is a good walk to the central area.It is quiet and the local people are very kind and friendly. There is a great breakfast place just down the street. The sowers have wonderful hot water!! In he future I would stay in one of the rooms with a kitchenette - so I could cook and keep things cold.

Everything was fine

The place is brand new, has perfect location in a silent neighborhood among locals with everything needed nearby. Shops, street food and much more. Excellent and competent staff lead by frontman Ray. Rooms are well equipped and have warm water.

The first thing was the Wi-Fi signal at the night was very weak ,it might be the usage of many people and the second thing was the bathroom had not ventilation and that was leading to have a very strong smell Of the aromatic which is alright but also was not so comfortable some times when you wanted to use the toilet and the aromatic was gone …

Shower was either too hot or too cold but would stay again regardless. Was a tad bit out of the town center but by car, it takes 5 minutes.

Brand new hotel situated in a quiet central part of town. Some rooms come with fully equipped kitchens which we loved as we were able to make dinner and relax. Amazing king beds/ sheets/ pillows and extremely clean. Hot water. Amazing staff and service from all. Mr. Manager was super helpful and hospitable and made our stay so perfect. Small grocery food shops next door so you can buy everything you need. Thank you!!

Had an amazing time at Casa Xtao. The hotel itself is excellent with brand new facilities, and the staff were incredible! I want to say a special thank you to Ray, Felipe and Gris for putting so much effort in to making us feel so welcomed. Huatulco is a very nice place and we will certainly be returning to Casa Xtao. -Was told that my room would (not) be cleaned during my 1 week stay, which is totally fine by me, but that may not be okay for typically spoiled Canadian and Americans. -No window dressings/coverings on the windows, so I had to stuff pillows along the frame, to black them out. -ALL room doors of all the patrons were incredibly loud to open and close. Not sure if WD40 could fix the problem, or if they'd need to be re-hung/framed properly.

The only thing I missed was a paper bin in the room, everything was great.

It is a new hotel, located outside the city centre, in a residential area, a 15 minute walk to the centre or the beach. There are grocery stores and places to eat around and the area is really quiet and felt very safe. Bed was super comfortable, A/C and Internet worked really well. I stayed in the room with the kitchenette and could prepare breakfast and simple meals. The best of the hotel was the staff, everyone was really friendly and ready to help. They gave me the best tips for beaches/restaurants and helped me with organizing the tours. I would definitely stay here again. I booked the first night and in the end stayed five.

Unfortunately, only the idea is nice. This hotel is focused on control and money and keeping their property as “clean” as possible without any attention on a good client service. The space of the hotel looks open for where the general area and balcony’s are in the open air. Still, it’s all closed and so is the feeling of staying here. They put too much attention on rules around how you need to behave and take care of your room but 0 attention on the experience of the client. You aren’t allowed to smoke in the open air on your balcony or the general area, but the main door of the hotel is closed after 11pm untill 7am in the morning. How a client can get out between this hours, is unknown. This would all get a different touch, if the receptionists and owner were nice and client service focused but they aren’t. A small “hello” is all you get when you cross them, if you greet first by yourself. In the meantime they are just watching the screen of all the camera’s, keeping a close eye on what you are doing and don’t try to leave the property without a control of how you left the room. I am a clean person myself but this went too far. I didn’t feel welcome and it’s obvious they don’t like tourists/visitors from other places. At arrival there wasn’t any hot water and despite more complains of also other clients: not one of the workers put any effort to solve this. Later, a hurricane arrived: instead of keeping any eye on the clients, or informing them or something, the owner was busy protecting the big screen televisions. Not any attention for the clients themselves.

The idea is nice. A modern, simple studio with the basics you need.

Casa Xtao was so gross I tried to cancel the remaining nights of my reservation but it was prepaid and Booking.com wouldn't refund my money. This hotel is sketchy, filthy and the staff are awful. Truly the worst hotel experience I've ever had.

The cleaning solutions and the laundry detergent had a lot of fragrance in them. I got a headache right away and had to sleep with the balcony door wide open. Thankfully I had an extra blanket so I replaced what was on the bed. I sure hope they can find fragrance free cleaning supplies.
