Location, quiet area but very close to 5th Avenue, ferry terminal and Ado bus station. Very friendly,helpful staff and a decent breakfast.

Only thing was low water pressure in the shower.

The location was exactly where we wanted to be beach wise. We wanted seclusion and quiet but also close walking distance to the action and nightlife. Bonus points for the wildlife we saw while taking walks.

I wouldn’t say there was anything I didn’t like. Would prefer less stairs but it wasn’t an issue.

Everything. Nice room, confortable bed, easy check in, nice swimming pool, close to everything but very calm.

I liked my room, it was very spacious, although the view was on the side, looking into another building and plants between. Free filtered water and basic breakfast options in the price was highly appreciated. The biggest plus is the location (very close to everything but in a quiet and beautiful street).

The pool area on top didn't feel too inviting.

We loved the rooftop pool and lounge area, perfect balance of shade and sun options. The room itself was very clean and comfortable and we even got a free upgrade to a room with a lovely balcony. The road was quiet and had security, the area felt safe at night. The host was very friendly and accommodating, included clear instructions to access the property, recommended local restaurants, and was available by text at all times. We can’t recommend this location enough!

The property is in an excellent location only minutes to everything and yet in a secure and quiet area. The room is perfectly sized and it has a balcony.

Location was really excellent. Loved the area, quiet, close to the quieter beach, but only 2 minutes from the town, shops, restaurants. No noise at night. Glad we chose a room with a balcony. Watching the monkeys and other wildlife was amazing. Good Aircon. Huge comfy bed and large room.

The kitchen facilities were lacking. No cafetiere and not much room in the fridge. We asked Miguel about this and he said we could use the filter coffee machine. However, this was always in use at breakfast time and seemed to have coffee in it all day, so we were unable to use it. The pillows on the bed were not usable. Far too deep and really lumpy. Bathroom tiny and very little space for clothes. Roof terrace was a bit shabby and uninviting.

Our stay at this small hotel in Playa del Carmen was fantastic! The location couldn't be better: right in the vibrant center with easy access to restaurants, bars, shops, and a short walk to the beach. Despite being central, the hotel was surprisingly quiet – a real bonus! The rooms were comfortable and very clean, and we especially enjoyed the little balcony. A standout was the owner's hospitality. He was incredibly helpful and accommodating. When we needed to keep our rental car for two extra days, he generously allowed us to park it at the hotel for free. This was truly exceptional and made our stay even better.

In a secluded private area of Playa, which is very quiet compared to the rest. You could see lots of greenery from the balcony and also hear the waves of the ocean. One day there were monkeys in the trees in front of the entrance. Mike was an amazing host.

Close to the beach, Quinta ave., ADO terminal, ferry. Small pool on the roof with some shade and chairs to relax, wifi. Good breakfast - eggs, fresh fruit, toast, yogurt, coffee - for a very reasonable price. Staff is friendly and helpful. A/C worked well.

Room #3 walls are charcoal colour(!?) Room doesn't have a wardrobe, nowhere to store the luggage. The mattress didn't have a fitted sheet, we were sleeping on a flat sheet that didn't cover dirty sides of the mattress! Bathroom is tiny, hairdryer didn't work, thin old towels. Stairway to the rooms is steep, not suited for people with mobility issues. The building has no sound-proofing, it's quiet unpleasant to hear what guests in the room above do in their bathroom. There is a 1/4 inch gap between the room door and the door frame - bring light from the hallway shines on the bed all night long. The construction noise is not "little", as mentioned in previous reviews, it's very noisy from 8 am to 6 pm.

Everything here was amazing! The owner is super nice. The location is great and very close to everything! There is security at the entrance to the area.

Location was great, near to the beach and shopping mall, etc. İt was very quiet.

Bathroom was a little old and some running water noice was coming from somewhere. They did fix it later though.

No fridge in the room (we didn't read the specs too well). Construction going on next doors from 8:15 till quite late.
