How guest reviews work
Each review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive info (e.g. emails, phone numbers, credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (i.e. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
Guidelines and Standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.

Make sure to thoroughly review what the property offers when you book next time. In our listing, we are very clear of the following: -There is no lobby or receptionist available in the area. Both in your booking confirmation and email, you received all our contact details. -Booking.com issued you a receipt (proof of transaction). A valid invoice for tax purposes can only be issued by the property (us). If you need a receipt, you could have simply sent us a message requesting it in advance, and we would have provided it promptly. -All inclusions and amenities that our space can offer are clearly described in the listing which our team were able to deliver and provide accurately as described in the listing upon your stay. -Location. We published in our property description below the shopping malls near Arezzo Place Davao, Dona Pilar, Davao City, along with approximate distances. We were even helpful and answered you when you asked about the nearest mall. 1. SM Lanang Premier - Approximately 4.5 miles away. 2. Abreeza Mall - Approximately 6 miles away. 3. Gaisano Mall of Davao - Approximately 8 miles away. 4. NCCC Mall of Davao - Approximately 10 miles away. 5. SM City Davao - Approximately 11 miles away.

The location was a very good distance from the beach No internet due to an all day power outage No phone connection. No shopping area within 50 miles I did not stay at the location due to several risk factors for that may occur during my stay
*Guests were informed ahead of time & before check in of the house rules. House rules are even published in the property description. Guests left the following linens stained with Efficascent oil which were reported to them immediately when we entered the room for housekeeping after guests checked out. The damaged linens were covered/deducted from their damage deposit: -1 mattress protector -2 blankets -1 queen -1 single sheet -2 pillow cases and pillow protector *We have a very clear description of the property, booking inclusions, amenities, and places near and within the vicinity of Arezzo Place Davao. Take time to review those before booking next time so you can manage your expectations. *Very good distance from the beach is a smiley not a sad emoticon. *We never received a report of power outage. Arezzo Admin, building staff, neighbors, and other hosts can attest there was no power interruption in the property during the specified period of stay. In fact, there was an electricity when we came to bring you water. Otherwise, you could have reported the incident to us by phone call, text message, email, or any other means we have provided you beforehand. *Published in our property description below are the shopping malls near Arezzo Place Davao, Dona Pilar, Davao City, along with approximate distances: 1. It is a silent place
*Guests were informed ahead of time & before check in of the house rules. House rules are even published in the property description. Guests left 1 towel stained with make up which was reported to them immediately when we entered for housekeeping after guests checked out. The damaged towel was covered/deducted from their damage deposit. *We published in our property description along with pictures of the room, its size, booking inclusions, amenities, available services, house rules and check out instructions. Photos of the room / unit were never altered to make it appear big to mislead the guests or clients. Read through them thoroughly before booking next time so you can manage your expectations. Or you could have reached us out so we can clarify your concerns. We are more than glad to answer your questions to help you decide whether our room / unit is the the right place or not for you and your family’s accommodation. *Pool cleaning and maintenance is the responsibility of Arezzo admin and staff. It is performed every Monday. Unit owners pay monthly maintenance fee to cover the building, amenities, and surroundings cleaning and maintenance. Communicate this incident next time to the host or owner so it can be addressed properly. *Silent place is a sad emoticon, please elaborate why so we can address it.

It’s really hard to book a taxi . Not a convenient for a a guests who doesn’t have car or service . They don’t have customer service assistance or at least a contact from their security guard to assist to contact taxi companies.
Mr. Jeomel, before your arrival, we sent you an email containing information and instructions about the unit. If you took time to read that, the issues you mentioned here were already addressed in that particular email (e.g. there is no front desk for assistance since we are private hosts renting out our condo unit unlike hotels and inns which have a lobby and front desk, for your needs definitely you can contact us for assistance during our office hours, and wrote a contact # of taxi for you to arrange a ride ahead of time). Our business name is not misleading and clear that we are a private condo rental not a hotel, our services are limited and aligned to Arezzo Place Davao policy and guidelines.
