The only downside is apartment one is on the fourth floor with no lift but I understand this is common for old buildings, buy may not be great for people who have an issue walking up four flights of stairs with their luggage. The bed was in a loft area up a ladder/stairs which made it a bit hairy getting up and down! There was only a sky light type window so no view.

Our studio was lovely and in a great location, it was very well equipped.

All was great, but just FYI...no elevator.

The location of this hotel couldn't have been better! We walked to everything...restaurants, pubs, sights, etc. Reception did our laundry for only 10 euros! We felt very safe walking back to the room late at night. Air conditioning in the room and a view of the river. We would absolutely stay here again.

Lovely room, clean and nicely decorated. Felt like a smart hotel room but obviously doesn't have a hotels facilities. Lovely view of the river and city. Great location, lots of bars and restaurants nearby. Excellent value.

Location is wonderful, the view from the window is beautiful, restaurants are right outside the property, and everything you want to see is walkable from this location. Also the bus station is less than a 15 minute walk away if you didn’t rent a car. Just perfect!

Nothing to dislike. There are stairs if that is a problem for you but it didn’t bother us.

We had the first floor balcony room. It had plenty of space, a large, comfortable bed, a lovely river view and was in the perfect position in Ljubljana old town. The property is near lively bars and cafes but once all the windows are closed it is quiet and there is no noise while you sleep. Loved sitting on the balcony! Reception staff were also very helpful and reception is open 24hours.

Not a big issue for us but there is no lift.

We like to great location to access everything in town and easy assembly to secure parking. Be warned the secure parking does coma at a price 39 Euro a day, but worth it. Now the room with a terrace was great..you could watch to crowds go by. The bed massive and comfy. Thanks to the great staff for all their help..would definitely stay again.

Beware there are stairs like everywhere in europe. Not a problem fir us though. And the staff helped with our suitcases .

The rooms are spacious and clean. All as described. All staff are incredibly helpful and the location is fantastic. Walkable to everything. Would definitely stay again.

Kollmann Rooms reception was so friendly and accommodating. We really appreciated him taking time to show us places to visit on the city map. The room was really comfortable - big bed!! And we enjoyed the beautiful views out of our two windows! We both wished we could’ve stayed longer. Can’t beat the location!

It was the top floor and no lift. This was fine for us but if you are not that fit this would be a problem as there are a lot of steps to climb.

We stayed in a deluxe double room with a balcony facing the river — absolutely stunning! However, the bed was tucked against a large wall, so even with the AC on, the room stayed quite warm in the summer, making sleep difficult. The mattress was very firm, and the pillows were quite large, which also affected our comfort.

We had the two-story apartment no. 1 all the way on the top floor. As the bed is under the roof, it gets very warm on hot summer days. AC helped a little but that little nook with the bed was not cooling down very fast.

We didn't realize when we were booking that the apartment was on a pedestrian street, inaccessible by car. For a family with small kids, luggage, and a car in a foreign country, it was difficult to find parking and then find the actual apartment with all the luggage in tow. Then the building didn't have elevators so we went up 4 flights of stairs with our luggage. Some notice about the parking and pedestrian street would have been helpful. Once we were settled in though, we enjoyed our stay very much.

Amazing location and the apartment was comfortable and clean. Great for a family stay.

The building lacks elevator, so in upper floors big luggages can be an issue.

The location is to die for!!! In the centre of Ljubljana, with view to the river and all the action! The room is really big, modern and practical! The windows are double, so not even the slightest noise comes from the nearby restaurants & bars. The reception was really helpful, in two different occasions provided a solution!
