Everything, was a really nice place, close to the center but quiet at night. The staff were friendly and helpful, breakfast wasn’t included but you can buy it for a reasonable price and it was delicious.

Loved everything!

We enjoyed our stay immensely. The owner is a kind man who goes out of his way to advise you on the best things to do in and near the city. The accommodation supplies water for free and there is a fridge full of sodas and beer to help yourself to whenever you want for an additional charge. The accommodation was located within the city walls making it a convenient walk to the old city. We loved it and hope to stay again!

The property is located close to all the sightseeing places near by, there are many restaurants nearby. The staff is friendly they have a good sitting area with fish pond cafe and place to keep your luggage before and after checkin time. The stay is full of art works and the vibes are very colourful and happy. The property is close to the Saturday and Sunday market we can walk and also there are many bike shops around. This makes it very convenient for a traveller. The owner of the property is very nice person and helpful as well.

The location was top, close to all night markets, the main temples and best attractions in the city. The place was cozy with a terrace to sit right by the entrance, the rooms were clean and bed was comfy. The owner was super friendly and they provided us a map and a list with best places to visit, excursions and restaurants to try !

Perfect location in chiang mai. Gilles the owner is so friendly and makes you feel at home. Fab Day excursions really easily organised from the house and are great value for money and a way to meet people. Room are basic but clean with air con fridge fan !! Everything you need. Would defo recommend / stay again

The location is fantastic. Walkable to all areas of old city Chiang Mai. Many restaurants near by. It’s off main roads so the evenings are quiet which is a plus. The host is extremely helpful and friendly, thanks Gilles! The rooms are clean and well laid out. You cannot find a place this affordable and welcoming elsewhere. We spent a week here and would stay again in a heart beat!

Excellent budget accommodation provides great value for your money. Located in the Old City, surrounded by excellent restaurants and close to banks and ATMs. Room was cleaned the days we were there which was wonderful. The Set up in the common area is very practical providing lots of spaces to sit and relax. Staff very pleasant and Gilles very helpful and problem solved an internet site access situation that I couldn’t have done without him. Recommendations for tours and restaurants. Breakfast provided for additional baht.The resident cat is cute

Ideal location in the heart of Chiang Mai’s historical district, walking distance to restaurants and bars. Super friendly team runs the place. My room was on the third floor with no elevator and was very small. Everything worked as intended, but was a bit outdated. Price was very reasonable and I feel I got great value for what I paid.

Sometimes other guests are not considerate about noise when coming back to the guesthouse drunk late at night. Please try to be adults about shared living!

I loved the energy of All in One. Gilles and his team are so helpful with recommendations on activities. I loved the elephant sanctuary and cooking class. I walked everywhere as the city is small. Too many scooters. Get off the bike and walk!! The room was perfectly fine for the value. Restaurants recommended by Gilles were fantastic!

Difficulties to sleep at night due to the club nearby but nothing the guesthouse can do about it.

I enjoyed the guesthouse very much. I was traveling solo and felt very welcomed by Gilles and the very helpful and friendly Thai woman at the reception. The neighborhood is very cute with small alleys, restaurants, massages… You can easily walk to the markets and the Chedi Luang temple. The entrance of the guesthouse is beautiful, well decorated and tropical. My room was very comfortable and clean. Well done, it’s a lovely address, you will be treated like a friend. Merci :)

Nice location in Chiang Mai's old city, and all the staff were so friendly and helpful. Cool courtyard to relax and have breakfast. The room was large and had everything we needed. Would recommend 😊

Nothing at all.

When I arrived the second time the owner called my name and just said: "welcome home." And it felt exactly like that. Everywhere there are great pictures on the wall and even the staircase is beautifully decorated. The bed was wonderful just like the staff. The inside garden gives you privacy and the location is suberb. Really one I would recommend.
