As hinted at in other reviews, there is a sense that this operation is not what it once was. The food/drink facilities on site were never open and appear disused for some time.

Amazing peaceful location. Lot of room inside the accommodation. Includes facilities for basic cooking although I didn't use them. Space for parking. Choice of breakfast options, basic but did the job.

At the time of visit some construction and burning nearby impacted experience. This was out of any control of property yet they were very sympathetic.

Excellent communications. Very kindly and warm hosts. Responsive and accommodating. Nice natural setting. Appreciate the fully stocked kitchen with kettle, fridge, microwave, tea, coffee and water.

Maintenance should be improved, it is important to have a car or motorcycle if the leaving time is early or late. They mentioned airport shuttle is provided but it was challenging to get a taxi or grab. Finally, with their help we were able to get a taxi after 2h. They accommodated to exchange the breakfast for dinner due to having to leave one day before than planned.

Nothing really just make sure when you go you stock up on supplies also we where allowed to use the washing machine free of charge. As we did not transport but there are bicycles to use free off charge the 7/11 is about 10 mins away and for something to eat the little cafe next door to eat food beautiful friendly and cheap.

Looked like the place was closed for at least a couple of month. We were the only guests and everything seemed like it is under construction. The room was nice but hasn’t been cleaned properly, lot of stuff was dusty and broken. Pretty much a scam because they kept all the reviews and photos from the past owners up. Maybe in the future this will be a nice spot again.

My hut was clean enough if I didn't look deeply. The whole area of the resort is mostly messy and looked uncared for in my opinion. It could be so much more pleasant if a little bit more effort and general care are put into it. I found the pillow too high. It would be very helpful if there was a choice of a softer pillow available. Many guest houses provide 2 pillows, one firm and one soft. I think that could be done here.

My phone calls were answered quickly before I checked in. The person I spoke to was helpful. When I checked in later than expected, a staff member was waiting for me. My breakfast was delivered to my balcony the next morning, which felt very nice. I like that the little house has a big balcony with a view of the rice fields. It is spacious and has a separate area for cooking (the gas cooker was there but without gas so couldn't be used.)

Really enjoyed the setting, surrounded by rice paddies with a mountain view and very quiet. Thapenny and Robert are super nice and take good care of you. The breakfasts were great with a lot of variety and they also did my laundry for free. A nice private balcony area to relax in with seating and a table.

It's perfect as it is.

Our host Thapenny was warm, helpful, and so lovely. We deeply enjoyed our conversations together and hope to see her and this beautiful space again. The corner house we got was perfect and private yet very much amidst the surroundings, which is natural and blissful. Amazing space for some quiet respite and alone time away from the city. Thapenny is also a great cook who thoughtfully delighted us whenever she served meals which were always ample and delicious. Please spend some days here if you’re in Chiang Mai, you won’t regret it!

There is nothing to complain about except the hot shower could have been a bit more hot.

The location of the property is simply excellent. You will be in the touch Mother Nature. The host is amazing and exceptionally helpful and very very friendly.
