How guest reviews work
Each review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive info (e.g. emails, phone numbers, credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (i.e. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
Guidelines and Standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

Verified reviewRestaurant on site is great. Stunning location.
My only gripe was that the bathroom had not been cleaned properly. Bathroom walls were dirty too.

The room, the beach side, the remote location

Verified reviewThe location was great, next to the Ocean and a very quite place, without too many tourists or polluting scooters/boats and loud bars. Although you need to prepare for a hike if you want to go to the Fisherman’s village.
It was not too clean and the staff didn't speak English well. Also we had a misunderstanding about the transfer from the Pier to the hotel as they cancelled it last minute and we needed to arrange it ourselves. Gladly we had some data so we could use Grab app.

Verified reviewBeachfront bungalow room was excellent for a couple.
Ideally would like for air conditioners to be upgraded as the rooms were quite warm at night, and no fly screen / security to leave your door open for air flow.

Verified reviewery disappointing experience at check-out We had a very unpleasant incident with the receptionist when checking out. She claimed that a cup was missing from the room and demanded 270 THB, even though we had already explained that housekeeping had only brought back one cup on the second day. Despite our explanation, she insisted in a rude manner and even blocked our taxi while we were already running late. In the end, we paid for the cup just to avoid further conflict, but this behavior was completely unprofessional and unacceptable. We were actually planning to come back after Koh Tao with some friends, but after this experience we will never return and we will never recommend this hotel to anyone.

Verified reviewLocation was PERFECT. Virtually no one on the beach except for guests and the pool is great. Breakfast buffet was awesome and included with the room we booked. Value for the price is unbeatable and the restaurant is extremely affordable, along with the cocktails.
Communication and service was lacking. The water went off in all the bungalows one evening and it wasn't communicated to us until we inquired. They also limit you to two complimentary water bottles per day for the room - all of my other hotels in Thailand gave us water bottles as needed free of charge. Cleaning services made up our room every day but something was always missing - ie toilet paper or towels. Small details in comparison to the stunning view and pool though.

Verified reviewNice pool, good breakfast, and good menu at the restaurant. The beach outside the hotel is not bad compared to other locations on koh Samui
Be aware that the hotel is located quite far away from things. It’s not a problem to walk to the main road, but we ended up getting a lot of taxi

Verified reviewSimple and pleasant rooms, a small but fun pool with an amazing view, right on the beach so you can go from the sea to the pool, and a tasty breakfast. The location is a bit far but it's quiet and worth the short drive.
We arrived with three children and paid for all of them through Booking. We were given two double rooms, and they demanded an additional payment to set up an extra bed. We had to practically beg for an extra blanket because the older kids didn’t want to share one. In addition, they insisted on giving us only four towels each day instead of five (and there was no option to request that they not change them daily).

Verified reviewThe place itself is amazing, small pool right above the beach (and the beach is fine for swimming).. very good breakfast, we tried dinner - it was all soo delicious. The apartment is quite small but has everything, small veranda with a pool and sea view was enjoyable. To get there, you have to be good with your motorbike, if you drive (taxi is fine)
Honestly, the weakness of this resort is the staff - in Thailand generally we got used to nice people, who are helpful and smiley. In here, while passing the reception with 3 receptionists, just 1 replied to our greetings. 🙈

Verified review+ the breakfast was nice and being able to have breakfast and dinner directly at the beach was lovely, the tide was no problem at all and most of the time the water got very close to the hotel and tables of the restaurant, the beach was clean and nice, pool also good, breakfast was varied and dinner was also good food The negative feedback concerns mostly the Reservation Department guy, the receptionist on duty the evening we arrived and BOOKING.COM itself (!) - the rooms were tiny, there was no space toyou’re your clothes or anything anywhere, pool was too small for the number of hotel guests, the hotel is tugged away behind a steep hill, there are no eateries that you can walk to on the beach so unless you get a grab, you have to eat at the restaurant. If you only want to stay at the resort, it’s a nice pick. If you are a big family like ours and want to discover different beaches and explore, you are dependent on Grab taxis as nothing is in walking distance to the hotel. The biggest complaint is that we reserved a room for 3 people but because our daughter is only 7, the hotel refused to give us the 3rd bed and even offered a third bed to us for an extra charge. The problem really lies with Booking.com as they offer rooms 2+1 and for 3 people (no matter their age) and we tried to sort it out with the hotel when we were still home. The reservation department person was rude and unfriendly and not at all customer oriented.
The negative feedback concerns mostly the Reservation Department guy, the receptionist on duty the evening we arrived and BOOKING.COM itself (!) So when we arrived, we tried to sort the problem again. We did have the couch bed in our room already, but the sheets and a pillow were missing. We were talking about a pair of sheets and still the receptionist refused to help us out even though our reservation clearly showed 2 double rooms with 3 people each. She suggested we buy some sheets at the market and kept referring to their child policy. She said it was a problem with booking.com but she refused to be part of the solution. She said we must sort it out with booking.com, the last thing we want to do during our vacation. (We wrote countless emails – never got a single reply and called the service hotline, which cuts off after 15 minutes, even when the automated message says that it will be your turn in 10 minutes. It is IMPOSSIBLE to reach booking.com and there was no help in sight from the hotel.) We then asked to speak to the manager but it was Saturday night and manager not back until Monday. We said we would like to call the manager in the morning and hiphip hurrai there was a more senior, more customer oriented and much friendlier receptionist on duty (her name was Ms. Gift) – a phone call to the manager later and the 6th bed was made. SO much hassle just to get what our reservation said in the first place, unbelievable. Thank you for nothing to Booking.com, your customer service doesn’t exist and thanks for nothing to the receptionist on duty Saturday night. Thank you to Ms. Gift for sorting it out in no time, it is her job and not ours and she agreed.

Verified reviewThe rooms were good for a couple, more than enough space, big bed The food at the restaurant was very nice and lots of options! Beach front, so really nice to decide between pool or the sea!
Only thing I can say that I didn’t like is the pillows on the bed were too hard and the duvet was too small for the bed! As others have mentioned, it is a bit out of the way (I see this as a good thing) but something to note. It is a very family friendly hotel so lots of kids splashing around the pool, again, not something that is bad but something to note if you’re looking for somewhere quiet then this hotel probably isn’t that!

Verified reviewBreakfast is various and good, different kind of food. The front beach is very good view and clear water, can walk a lot. The sand is mixed with a little rocks. The pool is beautiful, but I didn't use.
The only "bad" is need always to have a transportation if you want go around to another place. But this is not a big problem.

Verified reviewWe spent a day relaxing at this accommodation, enjoying the pool overlooking the ocean. There are many seating spaces and pool beds available, and the trees offer some shade (although sun umbrellas would be good to have too). You can step right on the beach too, if you want to have a stroll or dip into the ocean. This part of the Samui coast is quiet. It does not have the many loud jet skis (but also not the beach bars). Hotel rooms were fine: enough space and clean (our family stayed in both an upper floor E room and in one of the S bungalows).
We had lunch and breakfast at the hotel restaurant but decided to take our dinner elsewhere and walked over to small a local restaurant called Loso, which offered more authentic Thai food. It would have been nice if there was free drinking water refill available at the hotel.

Verified reviewThe most comfortable room 5 meters away from the sea. The things that i liked the most here is good view(take the villa with right near the sea, you will not regret about it), amazing restaurant with prefect varied menu(recommend you to try their pancakes☺️), perfect breakfasts The room is well designed, it has a comfortable bed and a tv with netflix account

Verified reviewThe hotel is clean and nicely maintained, but unfortunately not customer-friendly at all everything seems to revolve around money. I had arranged a taxi for 500 Baht and simply wanted to share it with another guest, but the hotel did not allow it, so I ended up sitting alone in a minivan. The location is very remote far from any shops, supermarkets, or restaurants. If you’re planning to stay only at the hotel and eat at their own (very expensive) restaurant, it might be worth it. But if you want to explore the island, it’s quite difficult as taxis are extremely overpriced. To make things worse, the hotel even charged me for a missing spoon, and during the first two days, the swimming pool was so dirty you couldn’t even see your legs in the water.

Verified reviewSuch good value for money. Lovely hotel in the middle of mae nam and bophut. Nice, clean and modern little bungalows perfect for our stay. Pool is lovely and is right on the beach. The restaurant and bar is reasonably priced and staff are very attentive.
Only down side is you cannot walk anywhere easily from the hotel due to the steep hill, however grabs were always readily available and most day trips offered hotel pick up/ drop off so wasn’t a major issue
