Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesThe pictures online make the hotel look a lot nicer than it is. In reality, the rooms seemed a little dingy, especially in corners, on fixtures, etc. Also, the beds are quite hard. Overall it wasn't a bad experience, and the price was good, but our expectations had been raised (by their website) and the hotel didn't live up to it.
The common area where breakfast is served was very nice. The staff was very friendly and helpful. The laundry service offered by the hotel was excellent. The sheets and towels were all clean.

United StatesI always looked forward to breakfast by the pool. The ladies that managed the breakfast were the sweetest, and I miss them. Coming back every day to a clean room with freshly made beds was amazing. I felt well taken care of here. All the staff were very friendly and I would love the chance to come stay here again someday.

AustraliaJust that it has not been fully maintained as it has a great concept with the timber and stone, big open dining area , you would think you were near a beach as it presents that way.
It was once a well presented resort But lack of maintenance has taken the shine off. Staff were good ,location was ok for me as I had motorbike but a bit out of the centre of Chiang Mai. Nearby was a great little eatery on the main road heading away from town on left was very good European breakfast and at a good price. 7 eleven nearby local eateries at night everywhere.

United KingdomRopey hotel location, unfinished and tatty areas surrounding the hotel.
Misleading website, poor location in a ropey area. Swimming pool tasted unclean, hotel virtually empty. But staff couldn't have been nicer, I felt sorry for them and would go back in future just to see them.. Night bazaar in town were great, and tuktuks back to hotel brilliant! Chiang Mai looks a very interesting proposition for me in future to stay.

United Kingdom(No fault of the staff). The facilities are dated and many need attention. E.g our AC was dripping copiously so we had to change rooms, in the second room, the door wouldn't unlock due to a design fault. The decor has so much potential - lovely wall hangings and art, solid wooden furniture, but needed freshening up and locks mending. Sockets often didn't function nor did the phone in the room. The swimming pool and sunbeds were tired and rickety.
The staff were wonderful- helpful and kind in every way. The room (second one) was spacious and comfortable. The breakfast was delicious. The location is really near the station so great for an early morning train.

CanadaIt takes about 20 minute walk to get to the city. We walked or took Grab.
We loved having option of 2 adjacent rooms separated by internal door. We enjoyed great breakfast everyday and 2 swimming pools. Hotel staff was great! Hotel is situated 10 minutes from the train station. Rooms were clean and equipped with everything we needed.

United StatesThe air conditioning needs a recharge so the room did not cool as much as I would have liked. I dealt with it by sleeping without covers.
Eddie was super helpful and he put out a great spread of fresh fruit along with the other Thai treats.

United KingdomThe location is a little far out but easy to get around with taxis. Bar and restaurant closes at half 9 which means it's quiet but there is no easy alternative for a bar if you want to stay out for a casual drink
The staff were friendly when we arrived. The room was a good size and had a lovely bath! Bed was comfy! Had 2 good size pools with plenty of loungers. Breakfast was good and lots of variety. Had a massage which was lovely!

Fantastic stay at this hotel, it's very secluded and quiet. Breakfast is great, rooms are clean and spacious. Really easy to travel in and out of the old town, 2 euro by bolt. Would definitely recommend to anyone looking for somewhere to stay in Chiang Mai!

United KingdomHotel defiantly use some TLC but once again knew this when booking and it wasn’t a problem. Swimming pool is very shaded and extremely cold, more like a cold plunge then a nice relaxing pool. Breakfast is pretty rubbish but not terrible, had eggs on a hot plate but without the hot plate on, so the eggs were freezing cold.
Extremely cosy and quiet and very picturesque. Very lovely and helpful staff, proving taxis into town and a laundry service for travellers such as ourselves. I think the location was very good, see a lot of people moaning about the distance from town, but you book this place knowing you’re out of town, so what did you expect? It’s roughly a 80/90 baht trip for 2 people in a car and only takes 15 minutes.

GermanyA little TLC here and there would make it even better ;)
Helpful and friendly stuff. Our family room was spacious and we had two bathrooms which was nice. Decent breakfast selection. Kids liked the pool a lot. Some restaurants in walking distance if you are into an authentic experience. If you are looking for an upscale, everything as per some European or US standards, this is not your place. Warm water takes some time, the towels won’t shine brightly white but are clean and changed every day, stuff like that. We had a good time, enjoyed the city, took a tour with local students and drive around with a rental car, e.g. day trip to Chiang Rai (highly recommended)
