It needs maintenance. Water heater doesn’t work, faucet at wash basin spread water everywhere, aircon has water drop, need light bulb change in the shower, towels are old. You have to carry your own luggages.

Lack of communication: hard to get in touch with host and did not get check-in info proactively. Also slow to respond during stay. Food options are somewhat limited and a bit out of the way, but we knew that. No cleaning service offered but also nothing provided to clean ourselves (a broom etc.).

Big spacious flat with a nice pool set in green environment. Easy parking. Most tourist activities within a 30 minute drive.

The parking is pretty far from the entrance of the condominium itself, eventhough there’s a golf cart service, it would be better if it was more walkable. Also, since it is a condominium, beware that there is no daily room cleaning like hotels. The room may be a bit dated so the wooden floor is getting sticky and feels uneasy to walk barefeet (would be nice if indoor slippers were provided). Some of the decor was quite confusing too like having a mirror 2 meters high in the master bedroom, a non functional mirror. However, the most inconvenient feature of the room was the water pressure in the bathrooms. The water keeps pulsating and the temperature is not consistent. Its either extremely hot or extremely cold which made it very difficult to take showers in. I have uploaded the picture of the shower water pressure at full volume, really needs fixing! Another detail that needs fixing, please have labels on the bottles so we know if its a shampoo or a soap bottle!

The location of the property is pretty decent not too far from the happenings of KhaoYai. At first glance, the property looked very nice.

The size of the apartment is just right for 4 of us. The bed were comfortable. The apartment is clean and neat. The wifi provided is good. This is a condo. Not a hotel. .

- Apartment is located quite far from the main attractions in KhaoYai, no nearby amenities as well. - Apartment is located within a private residential complex where majority of the units seemed vacant. - Water pressure in the washrooms was very low.

There were no facilities associated with the apartments. Fortunately, the next door hotel had a wonderfully helpful receptionist called Knot who advised us where we could eat, called taxis for us, booked a tour of the park and even called a shop to check whether they could take ID photos of us for our onward visas. If it wasn’t for the next door hotel and Knot going above and beyond to take care of us we would have felt completely abandoned as there seemed to be no other guests staying at the apartments, no staff and in fact we suspected, having read a notice stuck to a wall near the entrance, that tourists were not allowed to stay at the apartments.

Location is very good on the edge of the Khao Yai national park
