We knew before that it might get loud during the night due to the location and proximity of the market. Not the guest house‘s fault but its a good idea to bring earplugs.

The owner is super friendly and the room has everything it needs. We chose to go without AC and it was absolutely okay for the winter season.

WiFi wasnt working properly all the time. Also double check the address. Once i copied the address to Google maps but it guided me to a different location (similar street name).

The location is great, rooms are super comfy and nice, the property itself is gorgeous (a really cool old house) and the owner is so lovely! She and the housekeeper were very kind to us when we arrived super early in the morning (after a night bus) and let us have a sleep in the lobby area way before our check in time :,) they also have a very cute dog hehe

Absolutely everything!! This place is an absolute gem! The next time I am in Chiang Mai I am definitely aiming to stay at this wonderful guest house. It exceeded my expectations and the value was amazing for what it provided

If you like a quiet place away from the night action noise, this isn't your place.

In the center of Chiang Mai, looking down on a night food market and just around the corner from several night clubs. Great breakfast (not included in the price). The owner speaks Thai, English and French.

Only thing I can say is... you can only pay by cash and on booking.com it says it can also pay by card which I wanted to do but had to go get cash, which in Thailand is killing you with fees.

Wifi wasnt great

Lovely old fashion hotel, even had a bath for you to relax in, after walking around the old city. Near lots of food places, night market next door which had fabulous food. It can be noisy as there is music from 7-12 pm. So if you want a quite place this isnt for you. Beds and pillows were comfortable, and the quietest AC unit we have had all trip. We really enjoyed it here and stayed on another few days.

Sin is super friendly, attentive, and speaks English fluently. I had a great time of staying in this guesthouse - it is located next to a night market, so I can get food easily in evening. Room is spacious and intimate, bathroom is very clean as well

People definitely would complain about the noise but luckily I have a great pair of noise cancelling headphones so they were on the whole time

We loved this guesthouse! Spacious rooms, comfortable bed, good shower pressure and temperature, nice toiletries. The fan covered up the noise from the food cart park next door at night. Staff and service are fantastic. The restaurant across the road had some of them of the best food we've had in Thailand, especially the panang curry and garlic pepper chicken (and at reasonable prices). Great value, would definitely stay here again. Thank you, Sin and team!

Very clean and comfortable room. Daily cleaning, including bottles of water. The location is perfect on a smaller quiet street, but close to everything in old town. Very accomidating staff. I will return.
