Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesRestaurant and wait staff very good. Pool area very plain. Could use some sprucing up to make more inviting. The room also was very plain. I expected a nicer decor in room. The roof top bar was nice, great view. The grounds are very pretty.

United StatesThe food was very good, but I was a little surprised at the number of times staff said the food was arriving pre-made. You would assume that with this caliber of a hotel, food would be arriving and being made fresh.
This hotel was absolutely wonderful! The staff were extremely friendly and welcoming, and the overall property is lovely to walk around. Great location on the water and near downtown Dunedin. While it is pricey, it's a nice treat and felt worth the money using all the hotel amenities.

United StatesFurniture outdated. Facilities can be basic (example: pool and courtyard). The hotel wasn't upfront in the beginning about the parking fees (which were reasonable but we didn't like not being honest about that additional from the beginning). Nothing too bad to ruin the overall experience (which was still very positive).
Fantastic location (private enough yet walking distance to the charming Downtown Dunedin, also biking trail). Very comfortable bed. Very clean room (I mention somewhere else that the furniture was outdated, but still clean and smells nice). Good staff. Nice vintage feel that feels unique and authentic (some corners have museum design - like a mini museum showroom). Rooftop with great views (sea view). Very reasonable prices (one of the very few times when I was at a hotel and did NOT feel the hotel was trying to rip me off with extra costs - sadly the surprising parking fees stained this first good impression a little bit but almost everything else looked very reasonable).

United StatesHardly any lobby and what there was needs to be updated and refurbished. Main restaurant closed on Monday and Tuesday night and we weren’t told at check in so came back to the hotel both nights expecting to be able to have dinner and couldn’t. Then too late and too far to walk someplace else for dinner so ate in rooftop bar with very limited menu. One night the roof top was also closed for a special event so no place in the hotel to eat.
Very nice, professional and accommodating staff.

United StatesThe only downside to our one day visit was the roof top bar/restaurant was closed for a private party. It was one of the reasons we stayed at this hotel, great views of intercoastal from that roof top. This was a bit disappointing but not end of the world.
Very unique hotel with a lot of old tradition that was brought modern. Very nice room though no balcony. The bed and bath were very good. The downstairs bar area with music was very nice. The Pool was terrific. Easy walk to downtown Dunedin and all the bars/restaurants.

United StatesA larger pool, and the evening entertainment was in the lobby, which would have been better in a separate room away from the main lobby area.
Great location, small and friendly hotel. Within walking distance of the main town, with a fantastic roof top bar ideal for an evening drink, with great views of the water. Room were clean and comfortable.

United StatesThere was no written guide to amenities. Did not see any towels for the pool and noone let us know breakfast was available in the restaurant so we went out to brealfast both days. There was an elevated stage in bar right by an entry door from the poor with NO barriers. It was the same color as the floor and I tripped and fell. Still have a bruised knee and wrist. The manager called to make sure I was not injured but no real apology or accommodation was offerred for what was an obvious safety issue. Noticed after my fall that barriers were put up that should have always been there.
Overall decor and room was spacious. Lovely views from rooftop bar. Server in the rooftop bar was very personable.

Beautiful hotel with great history. Room very comfortable and very friendly staff. The valet was perfect and got us our car very fast. We ate breakfast at HEW in the hotel and it was excellent. We came back a second day for breakfast. Our server was Kendall and she was very kind and very professional. She was a joy to talk to. We have no complaints on our stay and will be staying again for sure.
