The smell in the hallway (block 2) was not great. The view was great but the concrete balcony makes it difficult to enjoy it when sitting down. The quality, service, choice and price of the food at the restaurant were appalling... only the view warrants a visit to the restaurant.

No coffee pods available for the room, apparently have been back ordered for two weeks. Hallway and stairs were very dirty.

Generally tired decor and furniture. First room had a bathroom door which didn't even close. Room facilities basic, no bathroom cups couple of coffee pods but no creamer or sugar. Had to eat in hotel as casual dining closed, food was overpriced and very poor.

Paid for Lake view and it was beautiful. Comfortable bed so very good night's sleep.

For a place called "Lake Powell Resort", I expected more. This place is run down. Everything about the building, rooms, bathrooms, torn up trim on doorways, worn carpets. etc... needs updating. There should also be elevators for many of the seniors that we saw including us! Very difficult to manage suitcases and coolers up the stairways. The beds were uncomfortable and the pillows were awful. We had a sliding glass door to a balcony that could barely open and it would have been really nice to have it open at night IF it had a screen door. For such a beautiful location, this place should be cleaned up.

The location is absolutely stunning. What a view! Restaurant meal was also very good. Highly recommend eating there!

Room was not very clean. Things on the floor. Hallway not vacuumed. No pool towel in our room but in the other room there was one. None at the pool. No cups in our other room. Only one regular coffee kkup per room. Shouldn't there be two?

Empty body wash and clogged conditioner in bathroom, property lacks maintenance and repairs are not promptly done. Cleaning crew left 5 large blue bags of dirty linens at the bottom of the stairs for a whole day and overnight: this is unsightly and a hazard in case of a fire emergency.

The customer service at their restaurant was atrocious they did not honor our reservation made several weeks in advance, and this hotel is isolated far from alternative food options

Beds were not comfortable and room was dated. Also, walls are very thin and neighbor can be heard— baby crying and toddler throwing a screaming fit. Bar ran out of beer—shipment after opening day?! Food was mediocre at best for the price point(cauliflower steak piled with bread crumbs?) Our waitress, Cheryl, provided us great service at dinner! Breakfast waiter was whistling at customers and host (probably because he was not as host stand). If they were understaffed, then fix it fast. Buffet was ok for price. Probably should have staff refill coffee instead of self service. This is an amazing property! Maybe I would return, but wouldn’t eat on property.

Location is beautiful- Loved the balcony and the lounge chairs out on the grass. Room was good size and clean. Coffee bar was convenient and the view from the rainbow Room was amazing! Dylan was very professional and courteous at check in.

The rooms need some updating. The shower was difficult to use, the faucet was loose and it took effort to pull up the knob to get the shower working. The restaurant was out of our first choice of beer.

Check in was super busy and there was only one person working the desk, he did a great job, and moved people through as fast as he could. The view and the deck were nice, bed was comfortable. We had a beer in the bar and a dessert, the chocolate lava cheesecake, which was delicious.

The rooms need maintenance.

The place has a beautiful view and landscape. The facilities are good, however the rooms need maintenance and the hallways need cleaning. At the time of arrival, the information system had gone down and it took them a long time to assist us and give us the rooms. The restaurant is delicious. The staff was friendly and tried to help us at all times.

Downside that we have to pay day pass $30 to go the resort it would be nicer if we don’t have to pay or the resort should tell us in advance before we booked.

We loved location and hot tub. You can’t find gorgeous views at this affordable price rate plus hot tub and heated pool. Both of my kids enjoyed staying here and we are definitely going back again.

Honestly, I didn't like that "company policy" won't allow you to have a burger cooked below well-done. An overhead light would have been nice, there are lamps but, it seemed a little dark. Could have been the time of year

The views were amazing. Loved the walking trails around the property and the hot tub with the changing colors, very cool. Breath taking views and glad that I chose to stay here.

The resort could do with a little love and update. Our room was definitely dated, aircon/heater was smelly and the bath/shower had a massive bubble underneath the floor you could feel when showering. But wouldn’t overly deter us from going back purely because of the location, pool areas and great staff.

The carpet was a bit dirty ( notice these things as travelling with a baby), and very limited activity during low season so buildings and restaurants are closed. There no microwave in the room either.
