The weather! Which was NOT the fault of the property :)

The people who work there were lovely, the room was perfectly appointed. The location was great. Just what was needed for a quick getaway from the city

Rooms are a little small but doesnt feel super tight, good if you dont have too much luggage and are traveling for a couple of days We stayed on the second floor so cant complain about any noise although the hotel was pretty busy for labor day - you do hear the road/cars time to time but its manageable - price for being in a central location

Wonderful hotel - centrally located, very clean and well maintained, great pool and access to beach (inc. beach chair and umbrellas) Loved the garden and the fire pit which was available every night until 11 pm and appreciated the complimentary coffee and muffins/fruit they provide fresh every morning. This will be our new address in Montauk - a bit pricey but worth every penny Give it a try - you won’t regret it !

Resort fee when chairs and umbrellas were not yet available. No welcome drink. Very basic breakfast. You’re paying top dollar for the area. No real Ocean View because there is a big dune behind the hotel.

General room for the price. Nice, helpful staff. Free parking. Nice area. Deer on the dune in the morning. Nice soaps. The items in the corner do not have a price on them so we thought they we free and I think I got charged for them.

Could not get the internet to work. The bathroom door also wouldn't close and kept rolling open.

Great location right next to the beach! Plus it was walking/biking distance to restaurants and shops, which was fun to do with the bikes provided by the hotel. Nice grassy courtyard area to hang out in as well.

The manager Alex was so welcoming, friendly and accommodating! I loved our room it was perfect and very clean. The welcoming drinks were a great touch and I loved the location! We will for sure be back

room was very small and no door for privacy while taking a shower. too expensive for the room we stayed in. I stayed at beach plum resort for same price and it was a 2 bedroom with kitchen and living room

Sadly, I was very disappointed in the staff. They just seemed indifferent to us being there. No one really welcomed us or explained how things worked upon arrival. But there were some written memos in the room that gave some details. Just felt very odd. Continental breakfast was set out an hour and 15 min after the time stated to guests (which we only noticed on the second day because we weren’t up early the first day)…For the crazy price that we paid for our stay, I expected there to be a warmer more welcoming staff and I was not impressed with the tech in the room. We constantly had trouble with our TV and were unable to order movies which would have been beneficial because my one son wasn’t feeling well one night and we stayed in our room most of the time. A movie would have been perfect. Again, for the price we paid these things should have been a given in my opinion.

We looooved the location to the beach! It was such a unique spot. So different from anywhere we have been. Overall, it was a great get away.

When we arrived it was dark but it wasn't super clear where we need to check in and when we did the staff seemed to be a little confused as to what they should be telling us about the hotel and the space. We couldn't figure out how to make the room cooler when we first arrived and during the breakfast there was only the oatmeal as a gluten free option.

We really love the space and the location, the distance to the beach was amazing and the pool was the best. The breakfast was a nice touch. All of the extras provided in the room, the tend products and the soap options were amazing.

I wouldn’t say the items below are “dislikes” - more along the lines of “could be improved upon”. Ordered food about 9pm. They were out of most items, and the only food available was finger foods and microwaveables. So, we had a wildly overpriced sub par (at best) snack for dinner. The Beach boys were more concerned with their phones than setting up beach spots or checking in with guests (sigh) We didn’t get the call to check into our room until 4. Which is fine.. and was clearly relayed up front. But! an earlier check in to get settled after long drives would have been nice. I’m certain they do their best to accommodate when possible. It seems the cleaning crew may need to be enlarged to support demand. Stock up on your merch! We would have purchased a number of items, but no sizes in the preferred colors were available. A few helpful suggestions: Doormats to remove sand from feet & Screens in the windows. Our room had a pedestal sink, not a vanity. So a shelf in the bathroom for makeup/hair stuff would be a great and simple addition.

Super cute place, friendly staff & a great location. It’s clear the management and staff are interested in making sure their guests are comfortable and enjoying their stay. Will absolutely revisit. A+

Starting Thur you get parties going and you can hear everything. I would not stay here on a weekend.

Easy access to the beach, with beach boy service was great. Then the pool is on the way back to the rooms.

Putting a door on the bathroom would have been better rather than the curtain that doesn't close fully. The pool could have been cleaner.

The room was stylish and modern, well laid-out with a great view of the garden. It’s almost right next to the beach. Since we came off season, toasting marshmallows on the fire pits in the evenings was a real treat. We made good use of the bikes, too.
