Some of the food cost are inconsistently priced. Soft drinks @ Rs.60/- Soda water @ Rs.60/- But Fresh Lime Soda @ Rs.150/-. Difficult to understand such price level. Even Beer is cheaper than Fresh Lime Soda.

Breakfast is good. Juices are fresh. Very friendly Staff.

Room was very basic. I understand that it's a heritage property but even a heritage property can have modern facilities. In fact there is another property across the road where we stayed during our last trip to Goa was also heritage but with modern facilities. Thanks a lot to the hotel staff for packing fruits & sandwitches as we had to checkout early but it was not sufficient for 3 people.

Considering the price that they charged small things like the tv Channels didn’t work as they had not paid the subscription fee fee to set up box distributor, and you have to complain, then it would work, and I think it would stop working in another room

It was well located in the Heritage area of Panjim. The rooms were really nice and large with lovely oldcarved furniture.

We gradually got used to the strong smell of mothballs on the ground floor and the dark restaurant interior. Even the eagle eyed owner at the entrance became less intimidating as time went on. However, we missed having proper coffee and were surprised that a hotel at this price point did not have a coffee machine at breakfast, preferring instead to offer guests a jar of Nescafé.

The perfect location in Fontainhas and friendly and willing reception staff are the strong points of this hotel.

Bathroom/toilet was very basic. Taps/showers etc were rusty and difficult to operate. AC transformer was placed in bathroom above shower which seemed dangerous. Big gaps in windows/doors. We got room towards road/canal side and it was a bit noisy and also lot of light into room through windows due to street lights.

Well preserved old furniture and decor. All over very clean. In the center of Goa's famous fountainhas area having beautiful colorful portugese buildings. Staff was very helpful and polite.

Doors are antique, ok, but they are quite clunky to deal with upgrading them to a more convenient modern system shouldn’t hurt the authenticity of the place and would make doors much more manageable. Also room really had no seating except on balcony. Bathroom was only accessed going outside via balcony.

Furniture was dusty, bathroom could do with an update. We asked the front desk staff to book us a car to take us to Palolem and was told there was no need as there were always plenty of cabs outside the hotel. We were surprised at this as every other hotel we stayed in in India had been happy to do this for us. Sure enough, when we left there was only one vehicle available, a rust bucket whose driver overcharged us. Not impressed by the lack of customer service.

The door locks were challenging to use and seemed to be original, they didn’t feel very secure.
