- Very short beachfront area which can get busy with fisherman’s boats in the morning. - Owner informed us of non-availability of aircon room, which we are agreeable to proceed with fan room instead. It can get a bit hot and stuffy, but with the cold shower and some ventilation, it was okay. The room was also first floor, beach front unit which was a plus for us!

Lovely owner who was very friendly and also helped us to book a massage appt when we inquiring about it. The massage place opposite the guest house is highly recommended! Within walking distance to eatery places and stone throw away from coconut tree hill. Love it that breakfast is included, so don’t need to worry about food early in the morning.

The bathroom is very old and not very hygienic. There was a real bad smell in the air the whole time of my stay.

Great place to check out Mirissa, Coconut Tree Hill and Turtle Point! The location of the Guest House is great! I had the Double-Room with direct sea-view, the extra money is defenetly worth it!

breakfast is on the simple side, though fruit was good. in the last ten minutes of our stay the owner got pushy because we booked a trip with uber for half the price than he offered. wont be coming back, otherwise the staff was friendly though.

location perfect at the beach, clean but a bit lacking in design. mostly friendly staff, place could be exceptional with a few touches, i.e. hammocks, music, more art, plants and lights - missed opportunity

Fantastic guest house backing onto the beach, right next to coconut tree Hill. Great snorkelling, awesome hosts. We had a great time and will be back. Don't let the lack of hot water stop you, the cold shower is not that cold :-)

The owners had a previous bad experience with Indians, so the second we entered their place, they were a bit hostile towards us. Which is really unfair because I am not responsible for how a previous guest behaves. But I was on holiday with my parents and we did not want anything to dampen our moods. I know some guests can be really bad, but please don't take it out on your next guests, when they have JUST ENTERED your hotel!

Amazing location! Right on a tiny part of the beach. Clean rooms. Great outdoor seating arrangement. Nice simple breakfast.

When we arrived we were told that there is an additional 10% service charge on top of the booking.com price. We called booking.com who confirmed this and we also later saw this information in the fine print in a booking.com email, although it was not visible anywhere in the app. This is a booking.com issue though and not the guest house's fault. There was no shade on the beach right in front of the guest house and no sunbeds. No warm water in the shower (no problem at all during the day, a bit uncomfortable in the late evening /night).

Overall, Praneeth Guest House exceeded our expectations! The location is perfect, right on the beach (turtles!), next to Coconut Tree Hill, an affordable local Ayuveda spa, some restaurants and it is just a very short tuktuk ride from Mirissa main beach. The room was clean, came with a mosquito net, table and rack. We had an air con room which was great. Outside our door was a kind of balcony with views of the ocean and palm trees (no direct views from the room though). We went whale watching (you can book tours at the guest house) and it was possible to have breakfast (delicious!) at 12pm, right next to the beach. The family that runs the guest house is very nice. We would definitely come again! :)

Everything was great!

The rooms were simple but clean and comfortable. Beachfront location and palm trees make you feel like holiday immediately. The breakfasts prepared by the owner were amazing - homemade omeletes, rotis, pancakes, local coffee and fresh fruits everyday. We loved the chilled atmosphere and quiet location.

The view was awesome- and so close to the beach and to the famous coconut tree hill. The family was so nice and helpful. the room was clean and the facilities completely enough. the breakfast was simple but very delicious. all in all we had a really relaxed and nice stay. thanks a lot.

The place is a bit worn down, but that won't really affect your stay unless you are finicky.

The location is perfect. The family who runs it is very sweet and helpful. They're there to assist you whenever you need them. The food is very good, I'll recommend the curry. Room is neat and clean. Big comfortable bed, chose one with a/c, as the climate is hot and humid. There's no hot water, but you don't need that. It'slukewarmm and ideal for a shower.

Undoubtedly the biggest advantage is the location. Direct access to the beach where you can swim with the turtles. Clean rooms and great view from the balcony. Not every room has AC but there are fans so it is not a big problem. Very good breakfasts. You eat and enjoy the view of the ocean

No toiletroes, even soap to wash your hands. Dark room with screaming, hard bed. But worst is the owner. He wanted us to pay in rupies with exchange rate 1 usd 240 rupies, when others ask 202, which is official rate. Be carefull!

The trash forms the rooms was not removed in 5 days, so it could be some problems with cleanliness. Sometimes host and guests like very noisy party that disturbed my sleep. Mr. Praneeth doesn’t look friendly and hospitable. But a huge thanks to all women from guest house. I don’t really the attitude to animals, it was rather rude.

It was good and location was super fabulous! All women in this guest house very friendly. Breakfast and cocktails were good brilliant. Design of the accommodation and views was a good plus. And prices were nice.

The bed is not the most comfortable and bedding was partly missing (from a European perspective). And the pressure in the bathroom was really low, but probably an isolated issue to our room only.

The view and the common area are simply amazing, with direct access to the beach and the ocean. A lot of beachfront restaurants to choose from, close to Coconut Hill. And the host was very accomodating.

No reading light in the room, two dim light fixtures do not give much light at all. The only power outlet is inches above the bathroom sink. (Not considered safe or convenient to charge phones in my mind.) The owners / staff seem somewhat indifferent to guests but i can imagine with the high turnover rate of visitors it is not easy to be super accomodating to everyone. I know i would not be the greatest host; some people are hard to please and no matter what they will find something to complain about.

If you want to be right at the shore with a small cove good for swimming this property is in a good location. Its very likely you will see turtles right up close. Bring your mask and snorkel. There is a great shower when you exit the beach to rinse yourself.

whole in the bad(it should be repaired), wifi was really bad, also lights in the room could be more quality because it was half dark, cold water in the shower(but ok because of the constant heat)

Food was great, the biggest cup of coffee and tea I've ever had ;) They also organized me whales watching tour which was wonderful! Very pleasant hosts, clean room, location is great!
