Some things that could have made the day much better include: a mini refrigerator in the room, or more breakfast options, more hammocks, and a beach bar open in the evening. The service by the staff was good, but we had to ask for things like extra shampoo, toilet paper, and a deeper clean of the room.

The location was fantastic. Steps to the beach. And even though Tulum was too touristy and loud, this was far enough away from the enjoy in the evening, but close enough to everything that we could walk to the party. It was also very convenient to be able to park our car on site with no additional cost.

Our room was really run down and the pictures on booking.com were misleading! The air conditioning did not work and might as well have been a fan. Even when turned down to 16 it was pumping out warm air. The sink in our bathroom was leaking and while it was fixed immediately the new white sealant they used around the bowl never dried and would go everywhere. Our room was not cleaned once in the 4 nights we were there despite turning the sign on the door for our room to be cleaned daily. The breakfast was very small!

The location on the beach was perfect! The beach bar staff were really lovely - mainly Janek (spelling might be wrong) - and did try to help with most things for us!

The place is missing a good bar. It has great location and potential, but the guys do cocktails by themselves and they are not the best. They do have beer though.

location, beach, staff. Staff is super friendly and welcoming. The beach is awesome. Location is great and very close to all the dining and drinking places. Just a 7 minute walk from Arca.

The first room we got (#15) was awful, stuffed in a dark corner next to a loud generator and the busy street. There was no reception nor wifi in the room. We tried to address the issue but the staff member there at the time spoke no English/french and our Spanish is very basic, so we gave up. He was very nice though. Later that night we realized the A/C wasn’t working, but couldn’t open up the tiny windows for a breeze because the generator was so loud. There was also a light on right outside one of our windows that did not have a curtain, and shone directly on the bed. So it was hot, loud, and bright all night. Thankfully the next day we spoke to someone else who gave us a different room which was much better with working A/C and wifi, further away from the street. It was pleasant but could have used more cleaning and equipment. For example we had a big balcony this time but no chairs or hammock to enjoy it, just a towel rack. The plumbing and electricity is unreliable but not a huge issue.

The property was nice and right on the beautiful beach. The staff was very friendly and did their best to fix issues.

Its required to pay $300mxn per day to park the car, and the brackfast included just is 1 scrambble egg, fruit and coffee, if the hotel can improve these two things the stay there could be a 10.

The hotel has a pretty look beach and location is also good, you can have everything around hotel, restaurants, stores, farmacy,etc. And the staff are very friendly...

The floors in the room get sandy so be prepared with sandals.

Right next to the beach rooms are spacious and so its the bathroom. Staff was very friendly. We got to experience the birth of sea turtles which the staff takes care of all the nest and it its nice to see that.

Toilet flush was almost non existent. Advertised as check in after 3pm yet reception was only staffed from 8am until 3pm. Beach bar closed earlier than advertised. Perhaps it was the time of year as it was off season but the hotel felt half closed down.

Very reasonable price, good size room. AC was very good. (only on 8pm to 8am as advertised) Bed very comfortable, room clean, good WiFi, lovely private beach (please note if you go to Quintana Roo in Summer there will be seaweed, nothing hotel can do about this)

NO AC during the day. I get eco friendly but not worth sweating like crazy in your room. Construction next door woke us up early after a night of going out. Not worth the price they charge and they over charged us. Told us in the email it was one price in USD, then we go to check in they said it was more. Didn’t feel like arguing plus I don’t think he understood so just accepted it as everything is overpriced in Tulum.

The view from the room, we saw the whole beach and distance from everything like beach clubs was good. Lots of walking. Breakfast was my favourite, simple but yummy. Super friendly staff.

I really wish there was a fridge in the room as we bought some snacks that needed to be refrigerated. Our room also did not have the “private terrace” that we paid for which was kind of a bummer. The pictures made it seem as though there was a private terrace that was enclosed. We were showed a couple different options when we arrived and the gentleman at the front desk was very accommodating to try to show us more options although we ended up keeping what we had. Not his fault the pictures were different. Since our room shared a wall with the kitchen/ was located close to where cars were parked it was a bit loud at times in the morning when the kitchen was prepping breakfast and at night when people would walk by. It would be nice to have curtains on the small higher window that faces the street to offer a bit more privacy/darkness at night.

Overall enjoyed our stay here. The staff were so so friendly and very helpful in answering any questions we had. They really made our trip memorable. The bedroom itself was good and offered a lot of space. Bed was comfortable and the bathroom was also large. The shower was huge and the bathroom had his and hers sinks which was a nice touch. The property is at a great location on the beach without too much seaweed. Beautiful beach and nice beach beds. Amazing food cross the street with so many options. The breakfast was pretty yummy with seasonal fruit and fruit juice which was my favourite. The beach bar was great too and they served some lunch and snacks during the day as well. Very easy to get a taxi into town too and the property next door has bikes you can rent for around $18 USD/day. The property also has some kayaks which I wish we took the opportunity to use! Overall we would stay here again. ◡̈

AC only on between 8pm and 8am, a bit to little in the hot season. Asked for hangers but didnt get any and had to ask twice to get bedside lamps to Work.

Good continental breakfast with eggs, toast and fruit. Nice location on the beach and nice room. Reception offered to wash our clothes which was a bonus. Good and reasonable lunch and drinks.

The shower was always cold. We informed the staff, they told us they would fix it but that didnt happen. Airco only works from 8pm til 8am. There is no fan.

AC runs only from 8PM-8AM. Third floor oceanfront location only accessible with winding staircase. Furnishings and finishes could use a facelift. The seasonal sea weed influx was a bit much, and offshore winds created a lot of chop in the water.

We were able to check in early. The staff was over accomodating, as in putting up a hammock on our balcony per my request. The provided drinking water, breakfast daily with eggs, toast, fruit and coffee and beachfront.

Several broken things upon arrival including lamps and staircase balustrades, staff attended to problems partially. Would be nice to have the room's water dispenser filled for guests' arrival, and wouldn't harm to provide a coffee maker. Constant loud noises at night, didn't feel relaxing and needed earplugs. Also a warning that staircase in the family suite is not child friendly.

Great location, the room felt artisan crafted, great shower and beds. We stayed in the family suite which is gorgeously crafted. Plenty towels provided.

As with most places in Tulum, is was more expensive than other places we stayed in Mexico but this place offers good value for money!

Good to be away from the main/busy area but is still walkable at night. Great the staff let us check in super late. The beach front is a hidden gem!

We had no hot water for the first 3 of 4 days. Kept asking and they had trouble fixing it and only had hot water the night before we left. Air conditioning runs from 8pm until 8am and it would be nice to have it start at 7.

Location was great and staff was friendly.
