Very poor internet/ wifi been twice here and always poor or nothing

My second room there was terrible with broken furniture, a filthy and torn headboard, dirty shower curtain, electrical sockets coming off the wall and the only functioning socket placed exactly behind the pillow where you sit up in bed.

This is a good hotel in a convenient location but your stay will depend very much on the room you get. My first room was fine but I asked to move because of building noise. The second room was awful so I moved again to a very beautiful room which was part of a new section. Staff were friendly and very obliging, it's just a shame the rooms are so variable.

Rooms are very essential, the bathroom had a bath tub with a curtain not in good hygienic conditions!

Good position, in the centre of the city, you can walk everywhere. The pool helps refreshing, even if it is not in perfect conditions. Good breakfast for a good price.

Compressor of air-condition at balcony quite noisy, some room beside muaythai site can be noisy at night time (before 11pm).

The amount of steps and the hard bed

Room was great but up 34 stairs it was clean and good service very close to everything and only 15 minutes walk to the big shopping complex

Location is as good as it gets for Chiang Mai nice pool affordable eateries all around and walking distance to many features

needs a little touch up but that seems par for the course with the majority of hotels in the area.

I think any place in the old city is good. inside the wall perimeter everything is at a convenient distance. also the red taxi make things affordable. and if you don’t want to wait on anyone grab is also phenomenal. kickboxing right next door for your entertainment. the property is what you expect from a budget friendly hotel. everything in my room worked perfectly and the cleaning lady was always on top of it. didn’t skip out on the water also. the pool was great to have a relaxing moment to break the day in half. if you want to catch some sun while swimming I suggest 1100-1500, after that the massive property covers the pool with its shadow. it was only 150 baht for a taxi from the airport.

The optional breakfast is cheap, but WAY to simpel. Some things in the rooms are years old, but management fixes all very well!

The only thing wrong with it was the shower, which was either freezing cold or scalding hot - not a problem for me but for my 3 year old not great...we will be staying again in a couple of weeks but this time I will test the shower before I unpack my bags and request a different room if it's the same...

The perfect location - right next to Tha Phae gate, food everywhere, great hustle and bustle. We loved the breakfast, it was great value for money and the ladies that worked there were just lovely! Room was nice and spacious, and nice to sit on the balcony outside the room, although it was shared it was pleasant.

Paid for the most expensive room but it’s looking tired and the noise from the boxing stadium next door is intolerable until after midnight.

Bed was a bit hard. Shower has a challenge. It didn’t adjust temperature that well, hot move it a little bit nothing, move it a bit more nothing, move it again FREEZING. More towards hot, nothing, move it a bit more nothing, move it a tiny bit more BOILING. Bloody hell. We set from a distance and left it.

The location was great for us. Just a 50 metre walk to the 700 plus year old Tha Phae gate and opposite the moat that still surrounds the old city. Plenty of tuk tuk, red trucks & taxis available, plenty of eating place, bars around.. the pool is quite ok nice and cool after a hot day out. Staff were friendly, helpful & Ryan spoke wonderful English

The lack of maintenance. Rooms need a total revamp but I guess Covid has put the brakes on any renovations. Tourist numbers are nowhere near back to normal in Chiang Mai.

Great pool and great location. Close to cafes, bars, fast food and Seven Elevens. Cheap price. Not too busy. Car and motorbike parking.
