No microwave or tea kettle / coffee maker in rooms, despite rooms being rather expensive. Had issues with the electrical & the jacuzzi tub had weird scum coming from the jets.

The ocean view is wonderful. The rooms are quiet, cozy, and clean. The owners are nice.

We couldn’t get the fireplace to work and and the door to the balcony needs some work. The bed was a huge 4 post king that we literally had to climb up to get into because it was so high. Maybe a foot stool would be helpful but it squeaked every time we moved. Breakfast could have been better. When I think of B&B I think of quaint personalized homes with special touches such as with breakfast so it would have been nice to have some fresh fruit or pastries instead of lender’s bagel still in the bag with cream cheese in a tub and some Raisin Bran cereal.

The room was lovely and very clean in a great location for shopping and restaurants! Right in the center of town with an amazing view of the harbor from our balcony and a spa tub big enough for two.

the room was smaller than pictured. The room was nice but the whole place was fairly long in tooth. for the cost of the room I expected more.

The bed was so soft we rolled into the middle. The bed squeaked. The shower stall needed chalking and needed to be redone. There was a beach chair in the bathroom.

The hotel location was great but the price for the room compared to the quality was low. The staff at the front were nice and helpful.

The photo of the room we booked was not at all the room we received upon arrival. The room we booked had two large windows and faced the water. We instead were given a smaller room with one window on the side facing a restaurant. Luckily we were only staying one night, as this room was not worth the money we paid.

Good location and the porch is great for people watching. Excellent parking. Charming place.

Cons: Wi-fi- The Wi-Fi was inconsistent from our room. I mentioned this to the innkeepers mother and she said that it had been recently fixed but it was almost nonexistent in our room. Other guests had to sit in the lobby or the front porch to get service. This was inconvenience not to mention costly because it totally wiped out our data plan minutes$$$. Room - Even though the website clearly stated the small size of the room, we were disappointed that it wasn’t a bit larger and more upscale for the rate. The room didn’t have any additional tables besides the end tables next to the bed making it impossible to have a place to lay snacks on. Maybe the room is just too small to fit one… not sure, but it was awkward. Balcony - 2 “ plastic” Adirondack lawn chairs on it, which were not very comfortable and again, no table … we our bottle & glasses of wine on the floor. Lobby- Tired. Need updating. These critiques are our “personal” opinions. Based on their TripAdvisor reviews, more reviewers are overall happy with this Inn so we are obviously in the minority. I do wish them continued success, although we will seek other accommodations that fit our needs more in the future.

Pros: If you want to be right in the center of commercial Street , which is where all the restaurants and bars are, this is a PERFECT location for you. Convenience is important, you can walk anywhere from this location. Parking for 1 car is great perk since parking in Ptown can be difficult in high season. Continental breakfast was also a nice touch.

This place has mold. Damage everywhere. Loks like a tenement building. The bed was the lumpiest ever the ceiling is peeling there is mold and water stains everywhere. The plaster on the walls was sloppy and painted over Stilll lumpy. We checked in late and are leaving early and don't think we should have to be responsible for this bill. We would have changed hotel but there was no vacancy anywhere which is probably why they think they are justified in charging almost 700 but the pictures and the reality are VERY different story. This is false advertising and health hazard for mold.

Old, falling apart, ceiling water stained with black mold around air vent that dripped on your bed, filthy dirty floor in bathroom, balcony doors did not lock, shower crooked and shower curtain hit you in face whole shower,TV fit crooked in spot in was sitting in, only 1 channel with reception and wi fi -NO CONNECTION!!! No towel rack or hooks for towels in bathroom.

Could have provided some sort of breakfast. You had to ask for coffee instead of having it out. We all felt like we were putting them out. We understand it was covid but they were not that concerned as they did not wear masks
