Julia has thought of everything at this lovely B&B from the torch by the bed to the breadth of breakfast choices! Breakfast was substantial and excellent quality with huge choice. Location excellent for walking into Wells Quay and the Norfolk coast path and lovely hosts. Guest sitting room was available and chairs in the sunny garden we used after our long walks. Walking distance to lots of places to eat in the evening.

Good location 15mins walk into town and only 5mins to nearest pub,The Bowling Inn which served excellent food. The property was very clean and tidy and everything was catered for. The breakfast was excellent. Ample parking at the front of the property.

There was a very good choice of breakfast, we tried different breakfasts and each were delicious. The property is a little walk from the sea front but it was a pleasant walk.

There was no light at the front door which made it difficult to see the steps.

Great choice of breakfast which was prepared with care. Friendly hosts. Very good location for exploring the Norfolk coast. Nice room with large, very comfy beds. Easy self-check-in, parking in front of the house.

Breakfast was so very tasty and well presented. The room had everything you needed,and things you didn’t think you needed.(eg a torch for those night time trips to the en-suite loo!) The house is in great position to visit Wells and surrounding area of North Norfolk. Will def return in the future.

Water pressure from the shower sporadic in the morning with it going down to nothing at one point. Bit of damage on the bathroom ceiling still needs attention. Pre- ordering breakfast, I understand the reasons but not something I would choose to do. Housekeeping and tray arrangements which were relevant for Covid times but no longer necessary.

Good size room and comfortable bed/pillows. Fluffy towels and nice hospitality tray with fresh milk available from the fridge on the landing. Lovely fresh fruit at breakfast. On site parking. Nice lounge area and breakfast conservatory. Thoughtful touches of torch and boot tray.

The timings for breakfast, 08.00-09.00, were not very good for a relaxing meal. We had to put our breakfast order in the previous evening. We had to meet our birding group at 8.30 so I asked if we could start a little earlier to give us time to eat. It worked out ok as the host agreed to a compromise of 7.45. However, on the Sunday we came down at 09.00 and apparently breakfast was meant to finish then so rather early for a weekend.

The location is slightly out of town but there's a pub very close by for a good evening meal. The breakfast was very good

Nothing it was great, only point location via sat nav is confusing, Armeria is opposite the gallery on corner of right turn. It would help if this location was confirmed in a text.

Nice location, excellent breakfast with several options. Comfortable room, with creaking bed (right side) good selection in room for coffee etc.

Pre-booking the content of the full English breakfast ( the night before form ) excellent idea more should do it. Unfortunately the nature of our reason for the visit and the inclement weather denied us the opportunity to wander round Wells.
