Circulation in the bedroom was a bit tight due to the very comfortable king size bed.

The owners of bay tree house are lovely and make you feel at home and it is in walking distance to the boat lake the food is very good

Nothing could have been better.

Cleo and Leigh made us very welcome and the breakfast was super, the full english was more than adequate and there was cereal and other choices if you wanted it.. The place was spotless and everything was just as described.

Room was lovely and cosy. Very clean too. Breakfast was the best we've had. Love the free extras in the tea tray. Would stay again at this b/b. Cleo was a great host. Loved the honesty bar too. Enjoyed our stay.

The property was a beautiful well kept home. Excellent breakfast. The owners were excellent in looking after their guests . We spent a lot of time talking,so it made my visit very special to me.

It did not bother me but given the historic nature of the building it would not be suitable for disabled people.

Stylish, comfortable and impeccably clean. Excellent English breakfast, especially the scrambled eggs. The bedroom had a good number of sockets plus a full ironing board and good iron. Lovely bathroom and a choice of refreshments in the bedroom.

The stay at the Bay Tree House was perfect and no problem at all. Couldn't have asked for better hosts and glad we stayed here.

The warm and friendly welcome by the hosts Cleo and Leigh, they made our stay so lovely and gladly helped with any queries. The hotel is ideal to stay with everything close by, the hosts are very knowledgeable and helped us with directions. The breakfast was very good and lots of choices with added supplement for something a bit different to have. Beautiful place to stay, very clean and tidy. Would highly recommend a stay at The Bay Tree House and would gladly return back for a longer stay.

The B&B was great with nothing to dislike.

We were really pleased with this B&B for our 2 night stay. eg The breakfast was excellent in variety of options and quality of ingredients. The B&B is stylishly decorated and upmarket for a B&B; you can tell that the owners really care it. The owners were really friendly and helpful. The room had all sorts of little extras that really make it stand out, eg fluffy bathrobes and slippers, etc. The place was very quiet. The location is very close to the centre, eg only ~100 metres from Lord Street. All in all, all aspects were positive and very happy to stay there again should we return to Southport.

Lovely views, friendly staff, squeaky clean and the free bits in the mini bar were just next level! Free bottled water, kitkats, penguin bars, tea, coffee and hot chocolate replenished every day as well as a bottle of milk! Even put a lovely banner up for the birthday girl!

The rain,This was obviously not the fault of the bnb but just the weather. We had a great stay and would definitely stay again

When we arrived.we.was an hour early.This was not an issue. We were able to book into our room .Room was a good size,clean, airy and smelt nice.Bath Room quite big.staff could not be more helpful. Always on hand

Maybe a net curtain as the window only had curtains which I didn’t always want to draw when it was still light.

Exceptionally clean and comfortable. Everything I needed was available. Location good. The hosts Cleo and Leigh were helpful and friendly. Nothing was too much trouble. They provided an exceptional breakfast with lots of choice.
