If you have heavy luggage then it will be a bit difficult as the place doesn’t have elevator.

The place is clean. Near the bus station. Easy checking in. Easy door access as they will give you a code to enter. Nice simple breakfast too. There’s also a water heater inside the room.

We have a private bathroom outside the room. The problem was we could not get light in there. Washing was difficult with the flashlight of the cell phone.

The breakfast was really good. Own beds and blankets. The keeper was helpful. We got good advice to travel by bus.

The place could do with a deep clean. It wasn't terrible, but they don't seem to understand that you need to regularly move the furniture to get under and behind it. The tablecloths at breakfast were stained.

Wi-Fi was very weak for most of my stay; I could not work or talk to my family without interruptions. Also, the TV signal was weak for the last two days. Maybe it was just a temporary problem.

A cosy and quiet room with a clean bathroom, a nice breakfast (it was possible to choose a few different hot meals), and helpful, smiling staff. The manager responded to my questions quickly.

A small thing, but we would prefer mugs in the room instead of cups and saucers. Also more variety of teas, coffees, and perhaps small packs of biscuits available to nibble. blinds in our room looked a bit tired, but adequate.

Such a friendly and cheerful host to welcome and look after us at breakfast time.. cooked breakfast was excellent and beautifully hot and fresh. security system was very easy to use and very reassuring to know we could come and go independently and easily. there was a lovely fresh aromatic smell in the house. excellent carpet in great condition.

I was happy with everything.

The owners were very accommodating with our dietary requests as my husband is gluten free. the breakfast was great and the owners are so friendly. The room was clean and the location is perfect as it is only a 15 minute walk to the Royal Mile. It was also close to the student Halls of Residence and as our daughter is at the university, this is why we chose to stay in this area of Edinburgh. It was only a 5-10 minute walk to the Halls of Residence.

The bathroom for our room was across the hall. This was a littel inconvenient when in a hurry. Booked the room because it had its own bathroom but didnt realise it was across the hall. Also the room was a little small when travelling with 8 weeks worth of luggage.

The room was clean and very warm. Our hosts were extremely helpful and quick to respond to our queries and requestsand we always came home from our days exploring to a lovely warm room. The breakfast was simple but very nice and catered to dietary needs.

Great place for a stop over, close to bus stop which is then 5 stops to princess street, had a wee space for car parking. Bed was very comfortable and had en-suite bathroom and also tea/coffee making facilities. Hairdryer available also. Lovely breakfast
