We were very disappointed in that the property advertises a mini bar in the room but there was an empty fridge. On querying why they told us that people always haggled about what they had and hadn’t used from the fridge. So we had to go out every day and purchase drinks for our fridge. A little annoying.

Loved the beautiful old building and stunning decor. Comfortable beds and gorgeous linen. Excellent location with a bus stop in close walking distance to take you straight into central Edinburgh. 15 minute bus roads and very affordable.

Great little hotel. A little bit noisy from traffic at night, but not enough to put me off. Eat dinner I. The restaurant, seafood Thai curry was amazing as was the choice of beers. Staff were very attentive. Not to dat from the city centre. Caught a bus in and walked back. All very easy.

No complimentary bottled water in room. Preferred original Classic twin room (which are fantastic) booked in main building not available on arrival. Issues with hot water ? ? ? I realise that times are hard. I just hope that standards are not dropping here. It would be a real shame....

Stairs only so those lugging luggage will have to take note. Location wasn’t the most central, slightly out of the city centre but there’re buses that go straight to city centre from the bus stop outside the hotel so all’s good. Residence has a rustic feel so it creaks in some places but not a big issue!

It was surprisingly a aparthotel in way, like a residence home but with huge spacious room and clean toilet. Windowsill view was gorgeous and room amenities were great with wide selection of tea bags and coffee. This was the first hotel that provided bedroom slippers and bathrobes throughout our trip around Scotland so we appreciated it. There was also a fan provided in the cupboard if required. Free parking for those driving as well!

Some functional items in bathroom and room could be better maintained.

Breakfast was excellent. Besides self-service snacks table there were option to order a hot meal from breakfast menu. Recommend to book offer with included breakfast. Although regular breakfast coffe was quite weak for us, waiter was so nice that made us coffee from bar free of charge. Hotel executed our wish for quiet room and it really was very important for us to get good rest during intensive daily events. We very much appreciated possibility to open the windows for fresh air. At the same time heating was working very well and provided us with option to adjust comfort to our needs we were used to living in our own private house. Hotel and restaurant interior was cozy and we felt really nice. Reception and restaurant staff was truly kind and responsive. Location of hotel is very good - it's in a way from airport to center, so several bus lines are avaialble. Hotel is located in nice district of private houses, near Murrayfield stadium which is visible from hotel but still distant enough with park and water channel in the way.

Lindsay is great and pleasant in administration, sooo nice person. I recommend booking a table in the restaurant, the fish was perfectly cooked and the haggis was very tasty. The hotel room was exactly to my taste, with an exit to the garden, it was perfect. A bus stop next door takes you directly to the center of Edinburgh.

No lift…had to carry bags up the stairs, which was less than ideal as am not 100% mobile, so that hurt a fair bit.

Room size, especially the height of the ceilings, but the whole thing from doors to furnishings had a luxury feel. My wife said “best room I’ve ever stayed in”…that cemented it for me, a “win”.

On arrival in the evening, the staff we encountered had not read any notes passed over. There was very little tact and attention to detail when it came to paying, as it was meant to be a surprise. I didn't need the cost announced to everyone in the reception!

The staff I spoke with on the phone was wonderful. The room was lovely, and we really appreciated the added touch of the towel decor and birthday message in the room.

We booked two rooms and they were in separate buildings. And they seemed to be two different types because one of them are far better and bigger than the other one.

The beds were comfortable. The staff are super nice and warm. There were nice tea, coffee and bars.
